Custom Home Builder Tips for an Eco-Friendly Holiday

Christmas is around the corner, and everyone is excited about decorating their new custom homes according to the occasion. At Sunset Homes, Calgary's bespoke home builder, we are always thinking about every small change we can implement to help the environment. We build our beautiful custom homes following green building techniques; you can learn more about this in our article Five Ideas to Make your Custom Home Greener.

Getting into the holiday spirit does not have to increase your energy consumption or create more waste. This Christmas you can select environmentally friendly decorations, be creative with your gifts, reuse materials, and even go for a greener option for your Christmas tree. Check out these custom home builder tips we have prepared for you to go green this holiday.

Reduce Energy Consumption in your Custom Home
This holidays a great option to be more environmentally-friendly is replacing your Christmas lights. You can choose LED-powered Christmas lights, these are more energy-efficient and can endure all weather conditions. You can buy a timer for your lights and program them for a certain time, or turn off your Christmas lights when nobody is around; you will be saving energy and contributing to the environment.

Options for your Christmas Tree
There are a couple of eco-friendly options for your Christmas tree. Although artificial trees can be reused several years, they cannot be recycled. A more sustainable alternative can be choosing a natural tree from a local farm. Selecting a pesticide-free tree can make an excellent choice to reduce toxins in your home.

Small Changes That Can Make a Big Impact
This holiday you can keep the traditions and reduce waste and use of resources by implementing small changes. For example, changing from paper Christmas cards to digital cards can be a more sustainable option, and you can still be able to reach your loved ones. If going digital feels like an impersonal choice for you, consider making your own cards with recycled paper. This option can become a holiday activity to enjoy with your kids.

Custom Home Builder Tips for Fall Home Maintenance

Once you have your custom dream home, taking care of it does not have to become a difficult task. As experienced home builders in Calgary, at Sunset Homes, we care about guiding our homeowners in every step of the building process as well as in every step of the construction of your custom infill home. Fall has arrived, and with the new season, it is a perfect time to check some items in your custom home and make it ready to endure the cold days ahead. Take a look at these valuable tips for your custom home fall maintenance we have prepared for you.

Get your Custom Home Ready for the Cold Days

October is still a good time to check and prepare your home exteriors for safety during winter. Check your exterior pipes, gutters, and downspouts. When it comes to cold weather, it is necessary to think about reducing any chance of water damage in your new infill home. You can easily do this by draining your outside faucets, preventing your exterior pipes from freezing.

Clogged gutters can cause significant damage as well, check if the water runs without problem or if there is any leaking that you can correct with caulking. Having your gutters and downspouts working protects your custom home foundations from water damage. Other important exterior items to check are your lights and bulbs, having them checked and working will always come handy during the winter, as the days are shorter.

Check your Custom Home’s HVAC

With the weather changing, not only do your new custom home exteriors need to be taken care of, but also the interiors as well. One of the most important systems in your new modern home is the HVAC system, which stands for heating, ventilation and air conditioning. As inner-city home builders in Calgary, we know how important it is to get your HVAC checked at least twice a year. This means preparing your custom home either for the cold or the warm days. As we also suggested for your Spring Maintenance, make sure to have clean filters. Having clean filters will ensure that your system will keep running efficiently and avoid an increase in your energy bills.

Custom Home Building Steps: Interior Finishes

In this blog series, we have explored the custom home building process step by step from how to prepare your ideas for your custom home design, choosing a lot, the construction process itself, and your custom home foundations, framing, and mechanical installation, to insulation and drywall.

Once your custom home building has gone through all of those steps, your home is actually starting to look like a home and not like a construction site. Exciting times come ahead when the exterior and interior finishes stage starts. This stage of the custom home building process is a fun stage for homeowners because they can start looking at all the selections they made during the design and planning process at the very early stages!

If you want to learn more about exterior finishes, take a look at our blog Custom Home Building Steps: Exterior Finishes, so you can learn more about this step of the building process. If you are looking for ideas of what to choose for your exterior finishes or your exterior colours, check out Exterior Finishing Options for your Custom Home in Calgary and Calgary Custom Home Builder Tips to Choose Exterior Colours this 2019.

The interior finishes stage starts after drywall and insulation are ready, the drywall is painted with a prime coat and then we are ready to start working in all the interior details.

What are Interior Finishes?

The interior finishes are all the details and selections you have made for your new Calgary custom home. So, it is when the interior of your new custom home will start taking shape. During this stage, your custom cabinets and built-ins are made, painted and installed.

Your countertops, lighting and plumbing fixtures, and appliances will be put in place. All doors, mirrors, showers doors, trims, baseboards, and other hardware, interior painting and flooring will also be installed. If you selected stone or tile for your fireplace it will be put in place during this stage and all your flooring will be installed as well.

Interior Finishes for a Unique Look

This stage can be fun and exciting for our homeowners because they get to see all the little details come together that they selected at the beginning during the design phase and the selections process. Some homeowners worry about how to tackle the responsibility of choosing every detail of their custom home. We always offer a couple of solutions.

Depending on your style, if you have a very clear idea and a detailed wish-list, you can follow our selections schedule and work with our team to have guidance in your selections. We also have tons of tips regarding selections on our Selections Process section of this blog!

Another great option is to work with an interior designer who can save you time and present you with the options that fulfill your wishes, needs, and of course your budget! If working with an interior designer is of interest to you, check out the 3 Advantages of Having an Interior Designer for your New Build and Renovation Projects.

This is one of the last steps of the custom home building process followed by landscaping and the final touches for you to move into your new custom home! This stage can take about three months when all of your selections are made on time, that is why we strive to work on the selections process in the early stages. Even though this particular step might appear to be a lot of work, with the guidance of an experienced custom home builder, an organized schedule and the right tools to keep track of your project, you will be able to enjoy it and see how your custom home comes to life!

How to Prepare to Age in Place in your Calgary Custom Home?

The primary appeal of building a custom home is having the possibility to imprint your personality and taste in every detail of your property. That is why every day more homeowners are opting to start a building project either to live in there or for investment purposes. As Calgary custom home builders, we help some of our homeowners to build their forever home, which means a property where they will probably stay for many years to grow old and raise a family.

One of the main concerns of people wanting to build their perfect forever home is how their property could be later adapted when they grow older to keep being a comfortable and safe place for them. As Calgary custom home builders committed to the well-being and health of our homeowners, we suggest adding aging-in-place features to your home during the building process, so you don’t have to worry in the future.

But what does exactly mean aging in place? In a few words, aging in place is the ability of homeowners to continue safely living in their home as they grow older and their needs and style of life evolve. Logically, most homeowners want to be able to stay at home, which is strongly linked to better health and happiness during their golden years.

At Sunset Homes, the bespoke Calgary inner city home builder, we know how traumatic can be being forced of your home due to age, and we believe that all homeowners can have a safe and healthy retirement home with the proper guidance of the right home builder in Calgary. Today, we have prepared some tips that will make more comfortable aging in place in your Calgary custom home.

Aging in your Custom Home? Be Prepared for Life Changes Aging in your Custom Home

We know it: Nobody likes to think about senior years, but the truth is that each stage of life is different and as we age some activities become more challenging. As experienced Calgary custom home builders, we recommend our homeowners ―especially those in their 50s and 60s― to consider including aging-in-place facilities when building or renovating their homes. Being realistic and honest about the future is the best way to guarantee you will enjoy your dream home for many years.

Building an age-friendly property doesn’t mean that you will have to compromise aesthetics or style. We instead advocate subtle and smart design choices that reflect your taste and have a massive impact on your future lifestyle in a way you can age comfortably and independently in your own space. Remember that it is critical to be realistic about the potential future, so it is advisable to focus on essential aspects such as preventing dangerous falls, creating accessible spaces, and making everyday life more comfortable.

Custom Home Design that Matters: Plan a Lifelong Layout

If you have already decided that you want to age in your current property or that you will build a forever home, then you should consider the importance of layout. The right custom home design can improve immensely the accessibility to rooms and common areas. In our experience as Calgary home builders, we suggest you consider an open-floor layout that is both practical and trendy. In this way, you can enjoy from more clear space to move smoothly and have better visibility inside your home.

Reduced mobility is a significant aspect to take into account when aging in place. That is why another great tip is to choose wider doorways and hallways for easier maneuvering, and in the event, you need the help of a wheelchair or walker in the future. Try to leave at least 32 clear inches for doorways and at least 36 inches in the case of hallways. Another great tip we can give you after our long experience in custom building is to leave enough space for a future elevator. This can be easily accomplished by stacking two aligned closet units in the first and second storeys of your home.

Consider the Impact of Stairs and Flooring for your Calgary Custom Home

In our long experience as Calgary custom home builders, we know that falls represent one of the major risks for seniors at home. That is why a good tip is reducing the number of stairs as much as possible. This includes opting for no-step entryways and also reducing the number of steps inside your property dramatically. Many homeowners are configuring their home in a single storey instead of the traditional two-storey design.

The great benefit of single-storey living is avoiding the need for stairs and centralizing all rooms in a flat area. If you don't want to give up your dreamed two-storeys layout, then try to create a spacious first storey that could accommodate a potential master bedroom and bathroom in the future, if needed.

Another critical item to take into account is the risk presented by uneven floors that can cause falls and trips. Many homeowners are opting for just one-floor type all along their property, which makes it visually consistent and also avoids flooring height changes. The best flooring materials for aging in place in your Calgary custom home are usually smooth and soft because they reduce fall hazard and are more convenient for your joints. Ask your chosen Calgary custom home builder to show you samples of rubber, corks, and linoleum as well as thin and resistant carpeting.

Create Safer Bathrooms in your Custom Home

Bathrooms can become extra hazardous spaces as we age. The risk of falling increases tremendously over time due to slippery surfaces and the lack of support features. If you are planning your dream master bathroom and you love tubs, there is no need to make a sacrifice by only installing a shower. Instead, we recommend you go with both of them. When it comes to safer showers, ask your chosen Calgary custom home builder to install an adjustable-height showerhead with a handheld wand, as this will help you to bathe more easily.

It is also important to opt for a no-threshold shower for security purposes. You can even consider adding a shower seat to make your bathroom even more comfortable. Another critical factor of a bathroom that will help you to age well in your Calgary custom home is support. Take into account that towel bars are not designed to support body weight. That is not a problem now as many towel bars in the market are specially conceived to provide enough support for senior users and help them with mobility issues. Finally, make sure you include at least one full bathroom on the first storey.

Custom Home Design Tip: Plan for a More Comfortable Kitchen

Right now you may have the kitchen you have always dreamed of. But being realistic, cooking is a standing activity that can become tiring for your joints over time. At Sunset Homes, the bespoke Calgary inner city home builder, we suggest you consider adding a surface where you can sit to cut ingredients and prepare your meals in the future. Another excellent tip is to opt for a wheeled island with a lock that can be moved according to your needs and also adjusted to provide space for a wheelchair or walker.

When it comes to eating and entertainment areas in your kitchen, the best idea is to avoid bar-height seats and better go with lower furniture pieces that will be kinder to your joints. And when selecting the right cabinetry for the perfect kitchen where you will age in place and continue cooking the most delicious meals, we encourage you to choose D-type pulls which are way easier to pull than traditional round knobs, to increase the number of drawers for storage, and to reduce the number of cabinet doors for easier access.

Invest in Technology-Powered Devices

Our final tip is to resort to technology to make your life easier as you age. We live in the era of multifunctional technology-powered devices designed to make your life easier so you can spend time doing the activities that you love without worrying that much about maintaining your home. A well-equipped home to age in place can include motion sensor faucets and lights, as well as front door locks, lighting fixtures and temperature regulators that you can easily control from your smartphone or tablet.

Finally, remember that having a luxurious and practical retirement home is possible as long as you trust your project to the right team of professional Calgary custom home builders. The idea is taking into account both your current and future needs without neglecting the importance of living in a stylish and appealing space that accurately reflects your taste and lifestyle. You deserve a forever home that will make you happy for many years so don’t feel restricted when building your dream home!

Custom Home Builder Tips for Building an Investment Home

In recent years, building a custom home instead of buying an already existing one has become the preferred option of many homeowners. The advantages of custom building are many, but the main one is that it provides the perfect opportunity to have a home that is tailored to each family’s needs and wishes. Nevertheless, the motivation to build a home from scratch depends on each homeowner.

Custom Home Builder Tips for Building your Forever Home

Every day, more homeowners are getting increasingly interested in building a custom home instead of buying an already existing property to renovate it later. Of course, the type of each custom home depends on the needs and goals of every homeowner. For example, there are starter homes for young people who want to have a first custom property, others are reduced units for seniors who wish to downsize, others are investment properties to be sold, and others are forever homes. As its name suggests, forever homes are properties where homeowners plan to stay for many years and where they can picture themselves growing old and raising a family.

Needless to say, this is probably one of the most important investments in one’s lifetime. If you are considering building a forever home, it is essential that you look for the proper guidance of a professional custom home builder in Calgary that can provide you with the best advice and expertise so you can materialize the home you have always dreamed of.

In our long experience as Calgary infill home builders, we have built many forever homes, and we know it can be an overwhelming but truly worthwhile experience. Today, we have prepared some tips that we consider essential for building your forever home in Calgary.

If you are Building your Forever home, then you Need to Choose a Forever Location

We always stress the importance of choosing the right location when buying either an empty lot or an already existing home. This factor becomes even more relevant if you are choosing the land to build your forever home. Take into account that this is the place where you will live for many years and where your life as a senior will take place.

We suggest you always ask for the help of your chosen Calgary home builder, even at this early stage of your project, by explaining your current and potential future lifestyle. For example, if you have young children now, you should focus on the proximity of schools. But you should also take into account that when getting older you may want to reduce your driving time so you will probably want to be near restaurants, supermarkets, grocery stores, and hospitals.

Thinking about your Needs while Building your Forever Home

As the bespoke Calgary inner city home builder, we can assure without any doubt that building a new home is deeply related to the current lifestyle of each homeowner. You should always build a home taking into account what kind of place you want to live in, how many family members will inhabit the space and how will you use each room. These are your current needs. But when building your custom forever home, you also need to take into account your potential future needs.

With this, we are not implying that you carefully plan the next twenty years of your life as this is, of course, an overwhelming thought and we are aware that plans can change at any point in life. We are suggesting that you take into account any home basics that will help you to have a better experience when your needs change over time. You should pay particular attention to the way you create your kitchen, master bedroom and bathroom, laundry room and exteriors, as these are the areas which use changes dramatically as homeowners age.

Looking for The Perfect Amount of Space to Age Well at your Forever Home

As professional Calgary custom home builders with many years of experience, we know that eventually, everyone will want to move to their last home to grow older, enjoy retiree life and gather the family for the holidays. That is why it is essential to think very carefully about the size of your property. Many young homeowners end up building large properties that will later be too hard to maintain when they become empty-nesters, while elder ones downsize so much that they then realize they can't entertain guests anymore.

We suggest our homeowners look for the middle ground. A well-planned forever home is the home that offers enough space to live comfortably according to its homeowner's lifestyle, but that requires low maintenance over time. Think about the lifestyle that you want to have and design your forever home according to it. Maybe you would love to have extra bedrooms to host your children or grandchildren during the holidays, but you don't need to have a bunch of unused rooms. A great idea is to have a multipurpose room ―maybe a home office or craft room― that transforms into a bedroom when needed.

Planning for Good Mobility and Accessibility for your New Custom Home

One of the most critical aspects of a forever home is the mobility and accessibility they will provide to homeowners in the future. It is a fact that as we age, our mobility and that of our friends is more limited. That is why it is essential to plan for more accessible spaces at your home. One smart move among many homeowners is to ask their home builder in Calgary to create an open floor layout that will not only work out as the property ages, but that is also a huge current trend due to its functionality.

It is also vital to add large doorways, walkways, and hallways that are great for both strollers and wheelchairs. Some homeowners even opt for building a one-storey home to limit the number of stairs. But if you love the two-storey look, then go for it but thinking about the potential functionality it can have. This means planning for the first floor to have enough space to have all the essential living spaces ―master suite and bathroom, kitchen, living and dining rooms― if necessary. As you grow older, the second storey can be used for extra bedrooms and a playroom for your grandchildren. Another good idea is to align closets on both storeys in case you may want to install an elevator in some years.

Don’t Forget about your Future Custom Home Looks and Maintenance

In many cases, homeowners build their forever home with aesthetics in mind. This is a good idea as the style of your overall property is something you will have to live with for many years. Of course, you can change your home decoration and even room use in the future, but the truth is that the structure and layout of the home must keep its charm over time. As experienced Calgary custom home builders, we suggest you go for timeless finishes that will pass the test of time. Without compromising your taste, also consider neutral materials and simple structural components.

Another essential aspect that you shouldn't neglect is the maintenance of your forever home. When discussing your project with your chosen Calgary home builder, prioritize the durability and maintenance of your future home. This means you may need to invest in high-quality and low maintenance materials and finishes that are more expensive, but that will save you money in the long run. Pay particular attention to the finishes you choose for your kitchen ―especially your countertops― and your floors, which should be comfortable and non-slip.

Bonus Ideas to Age in Your Calgary Custom Home

Finally, there are some specific tips that you should discuss with your Calgary custom home builder when planning your forever home. One of them is considering tiny details that are very important as people age, for example, preferring lever-type door handles instead of small knobs, as they are easier for both elders and children. The same happens with paddle-style faucet handles, which are more user-friendly.

Another good idea that becomes a game changer for many senior homeowners is to locate the washer and dryer near bedrooms and bathrooms, instead of putting them in the basement. When it comes to the kitchen and bathroom cabinetry, we recommend you consider installing more drawers than doors as they provide easier access. Try also to think about how hard it can become to sit around a bar height kitchen island and consider going with a counter height one.

Bathrooms are also a considerable factor in forever homes. Ask your Calgary custom home builder to add at least one walk-in shower bathroom at your home as tubs are not always convenient for aging. Finally, trust current technology: You can even add Wi-Fi sprinkler systems to keep your yard under control at any age!

How to Choose the Right Interior Colours for Your New Calgary Custom Home

Probably one of the most exciting parts of any building or renovation project is the interior selections. And one of the first steps to properly decorate a dream home is to create a colour palette that will set the mood for every room. This process can be intimidating for many homeowners due to the vast array of colour options in the market, but the truth is that it doesn’t have to be that complicated if you count with the help of a professional Calgary custom home builder.

Selecting colours for your interior walls can be fun and help you discover some traits of your personality that you haven’t noticed before. Colour choices are entirely subjective, and you should paint your home in tones that inspire you every day. At Sunset Homes, Calgary inner city home builder, we would love to share with you some of our favorite tips to choose the right interior colours for your new Calgary custom home.

What Are the Ideal Colours for Your New Custom Home?

Killarney Riaz5

It may seem obvious, but the first thing you should do to choose the right palette for your interiors is to ask yourself what you actually like in terms of colour. Many homeowners are surprised to discover belongings of certain tones surround them without having noticed the pattern before. If your favorite colour is green, this doesn't mean you should jungle-paint your whole home, but maybe you should consider some tones of the same family or complementary tones that can visually work together with your green decoration items or living plants.

As experienced Calgary custom home builders, we believe that the colours you choose for your interior walls are more about what you feel attracted to and what you want each room to feel like. Before entirely basing your final choices on magazine trends, take into consideration that paint should also complement other interior selections, such as flooring, lighting fixtures, countertops, and even your kitchen and bath cabinetry.  Furthermore, keep in mind the furniture style you want to have in your new custom home.

Your Custom Home Needs the Right Inspiration

Inglewood Custom Transitional Home12

Today there are so many tools to get inspiration that it would be a shame not to make the most of them. Magazines are a great source of inspiration but they are not the only option anymore. We recommend you to take a look at social media and also use tools such as Pinterest and Houzz to create inspiration boards for each space of your new Calgary custom home. There are so many apps that virtually paint a room so you can get a look at what the final result may be.

Other great sources of colour inspiration are paint manufacturers’ websites. Usually, they can not only show you their whole catalog and referential pictures of walls wearing each tone, but some let you upload pictures of your actual room so you can apply the paint and see if it fits the room. They also have inspiration tabs that can be quite handy. In our experience as custom home builders in Calgary, we always advise our homeowners to take a look at Benjamin Moore’s super useful website.

Go Room by Room in Your Calgary Custom Home

One of the best tips to avoid being overwhelmed by choosing interior walls colour is to divide the task by areas of your new custom home. This means that you should avoid trying to define the interior palette of your whole property at the same time. Ask for the guidance of your chosen Calgary home builder to start the selection process in an organized way that you will later remember as a positive and fun experience.

We suggest you start with the larger areas of your new custom home and then continue moving forward to other rooms. A good idea is to start with the living and dining rooms, that are usually part of an open layout, and with the entryway, which is the first area noticed by everyone when coming into the interior of your property. Many homeowners choose a colour scheme for these common areas and then pull one colour from it to include it in the next room.

The critical thing to take into account is that the whole point when painting these areas is to make the rooms feel they flow together and that the transition between them goes smoothly. When picking the colour for each room, also take the time to walk around your home and note which areas can be seen from others so you can picture the views from each corner of your property.

Always Test Your Custom Home Colours First

Test your interior colours sunset homes

How many times have you bought a paint tone that you loved on the catalog but then had a massive disappointment when looking at the actual painting on the wall? We have all been there.

The truth is that paint hues don’t look the same on a paper than on a real wall. That is why we recommend you to get paint samples to be tested on your home's walls.

At Sunset Homes, Calgary's infill home builder, we love creating a sample wall for our homeowners so that they can take a look at the final finish, texture, and tone. We do this by applying a white primer to the wall first and then painting some sections with the chosen colors. We always suggest testing your paint selection for a few days and considering how they look before making any final decision.

Interior Custom Home Colour Trends for 2019

Since we are in the first quarter of a new year, this may be an excellent opportunity to take a look at current painting trends that can help you create stylish and bold spaces that will captivate your guests and give you tons of inspiration every day. This year, colour experts are more inclined towards earthy tones, sophisticated grays ―such as Benjamin Moore’s colour of the year― and several shades of deep blue. Other super trending interior tones for this year are warm terracotta and red clay that makes you think of deserts and canyons. Coral is also a great interior tendency right now as it has been chosen the Pantone colour of the year.

The idea is to create vibrant interior spaces that promote energy and creativity (especially when it comes to common areas) while leaving subtle grays and blues for soothing and relaxing bedrooms. Make sure you ask your Calgary custom home builder to help you evaluate nature-inspired tones on the earthy side when choosing the right interior colours for your new custom home.

Calgary Custom Home Builder Tips to Plan your Luxury Master Bedroom

Building or renovation of your home, although daunting, can also become one of the most memorable moments of your life. That is why it’s important to get experienced help of the right custom home builder in Calgary.

In our long experience as custom home builders, we know that one of the most important rooms in any home is the master bedroom. Usually, homeowners have big expectations for this space and no wonder why: This is a place devoted for rest, relaxation, and sleep. It is also a place where you can disconnect after a long day, and that will probably set your mood every morning. Such an important room in a house must never be neglected during a building or renovation process.

The current trend when it comes to custom master bedrooms is to make them luxurious and stylish like never before. It is about making the most of a great space, turning it into your personal sanctuary and customizing it according to your taste and the kind of retreat you would like to have. At Sunset Homes, we have prepared some ideas so you can get inspired to create your luxury master bedroom.

The Master Suite Trend for a Luxury Home

One of the top trends is to create master suites rather than just bedrooms. What does that mean? That the room will be more than merely a bedroom connected to a bathroom. A luxurious master suite also includes a centered deep sink bathtub to relax after work and a fireplace to get cozy during cold days.

Some homeowners are also opting to include a closed laundry area just next to their master bedroom to keep things neat. Others are devoting some space of their big master bedroom to add a workspace in the suite. In other words, the trend is that master bedrooms are evolving into a second private living area.

The Split Master Retreat

Since the master suite retreat trend is here to stay, why not go the extra mile and have a split master retreat? Many homeowners are choosing a layout that allows having a luxury master bedroom suite with “his and her” areas that share a common space in between. The idea is to maximize the privacy of each one by creating some separate personalized areas.

For example, each person can have a private dressing room, home study or even bathroom in a private area of the master bedroom, while sharing the alcove itself. Another remarkable trend is installing sliding panels in the space devoted to the bed. That way, one person can have extra privacy while the other is still up doing different activities in the master bedroom.

Right Size for your Luxury Master Bedroom

When it comes to luxury master bedrooms, make sure you devote a large area of your home to it. The best way to proceed is to create a wishlist of all the features that you want to include in this space without being conservative. Remember that this is an excellent opportunity to splurge on indulgent details and pamper yourself every day.

Ask your custom home builder how to make the most of the space you have in your property to have not only a super luxurious master bedroom but also a functional one. The idea is to pay careful attention to size, layout, and efficiency to create a soothing and harmonious space where you feel at ease and where you can relax and find inspiration daily.

Your Custom Home Builder Says It Is All about the Bed

An essential item that you must think of is the bed, which is essentially the heart of any bedroom. Take into account that humans spend approximately a third of their lives in bed, thus the importance of picking the perfect one.

Going for a king size bed with a solid leather bound and pick European-style sleeping pillows, which are larger than the conventional ones, can be an excellent idea. It is also vital that you choose a luxurious, supportive bed where you can get the rest you need. Savoir-style beds are the best ones as they are done with natural materials to provide superb luxury and durability.

Another essential part of your master bedroom is bed linen. A fresh and hypoallergenic material will help give your bed that luxurious feel and comfort. The best option is Egyptian cotton, which will give you the royal treatment every day.

Finally, ask your chosen Calgary home builder design team to advise which is the best headboard for you. Luxury master bedrooms usually feature a standout headboard that’s an interesting shape made of elegant fabric such as linen, velvet or leather.

Interior Design for The Perfect Luxury Master Bedroom

Logically, layout and design are key to create the perfect luxury master bedroom. When planning the perfect master bedroom, it is important to focus on the functionality of the space and details that fit each homeowner’s taste and lifestyle. Efficient storage is another must.

Among the most intelligent design moves, we recommend having large floor-to-ceiling windows, so your luxury master bedroom receives natural light in every corner. Choosing glamorous lighting pieces, such as an indulgent chandelier or an impactful ceiling fixture. Also, remember the importance of table lamps to increase the luxury factor with shiny pieces that feature polished crystals. Finally, explore with your Calgary home builder which is the best way to dress your walls glamorously with top-quality paint or stylish wallpaper that can even feature real gold applications.

Must-Haves for a Luxury Master Bedroom

When planning your new luxury master bedroom, it is essential to create sections for the activities you would like to do in each space. Make the most of this opportunity to add a relaxing lounging area with stylish yet comfortable seating pieces. You can also create a reading nook next to your private fireplace and add an accent bench.

As professional Calgary custom home builders, we always encourage our homeowners to create the luxurious space they have always dreamed of without any restriction. Everyone has personal interests and a unique lifestyle. Some of the most featured elements in luxury master bedrooms are entertainment centers with top of the line surround systems and even private gardens with fountain sculpture elements to enjoy during summer nights. Of course, walk-in closets with a built-in fireplace are never too much for the homeowner that wants a luxurious lifestyle.

New Trends for Calgary Custom Homes

The beauty of planning a custom home is that you get to design the whole layout, decide the specifics of every room, and select all details, fixtures, and items that can make your home unique. At Sunset Homes, one of the top Calgary inner city home builders, we firmly believe that a home is not a simple structure, but a place of comfort, safety, and relaxation for our homeowners and their families.

If you are planning to build or renovate your dream home this year, then you have the opportunity to get inspired by these new trends for custom homes. With the new year, homeowners seem to be getting more inclined towards a spacious and minimalistic approach when it comes to custom homes. Today, we bring you some of the hot trends that will probably stick around in 2019 among home builders in Calgary.

A Custom Home with a Deeper Connection with Nature

Every day, the homebuilding industry is getting more involved with the care of the environment, and this is also reflected in the custom home building process as well as the renovation process. Homeowners are exploring the best ways to go green in their homes to both protect the environment and improve their quality of life. That is why they are looking to live in an energy efficient home. This care for the environment and connection with nature will also be reflected in home decoration trends this year.

The main idea is to accomplish a natural feel incorporating earthy tones, wooden finishes, and indoor plants. Another hot trend is the use of floral print fabrics or wallpapers in different rooms of the home, including the bathroom. If you are interested in having a minimalistic, natural, yet cozy vibe in your new custom home, ask your Calgary home builder to install engineered hardwood flooring with light or washed-wood finishes for a clean look.

Love for Wood Everywhere in Your New Custom Home

Since 2019 seems to be a year of simpler and more minimalistic choices within the building industry, wood becomes the perfect material to bring warmth to interiors. Many homeowners include this material in their furniture and flooring. Another trend that you can discuss with your chosen home builder in Calgary is to add wood countertops in your kitchen or wood elements in your bathroom for a retro yet stylish look.

A Custom Home with a Sense of Openness

Open floor plans are still a huge hot trend among homeowners. As experienced Calgary custom home builders, we love this trend as it contributes to maximizing your custom home space. The idea is to separate different zones with design and decoration elements rather than with walls. The perfect example is the transition from the kitchen to the living room with a change in flooring and lightning.

If you decide to go for open floor plans, your Calgary custom home builder should also consider elements such as more spacious hallways, bigger aesthetic doors and larger windows that also have the openness and airy effect that you may be looking for. Another huge trend is building a kitchen that opens to outdoor dining areas to be enjoyed during warm days. In this case, openness can easily be achieved by including glass lift-and-slide doors that are almost invisible and connect the indoors and outdoors in a smooth and super stylish way.

More Outdoor Spaces for Fun and Relaxation in Your Custom Home

In our experience as home builders in Calgary, we can tell you that homeowners are giving the same importance to outdoor spaces as to indoor ones. That is why they are devoting a portion of their budget to decks, patios, gardens, and backyards to enjoy warm months with family and friends. The current trend is to build houses that open directly to these recreational spaces.

Many homeowners are opting to include outdoor ovens or fire pits outside their homes while skipping the indoor fireplace due to the high efficiency of indoor heating systems. Another nice trend is to add a pergola and landscaping with carefully selected local plants. For outdoor spaces, ask your Calgary custom home builder to explore durable yet aesthetic options such as stone flooring and concrete finishes.

Kitchens and Bathrooms Go Colorful and Practical for your New Custom Home

We all know the importance of the kitchen and bathrooms in a home. Also, these rooms are the ones that can dramatically increase your home’s value. As professional Calgary infill home builders, we suggest investing time carefully to plan these valuable spaces that will make your life more comfortable every day.

This year’s trend is to stray from the pure white kitchens and bathrooms to include some bolder hues in the game. Among the favorites are blues and oranges. In the kitchen, countertops, stools, backsplashes, cabinets, and lighting pendants are the perfect places to introduce pops of vibrant colours. Meanwhile, homeowners are incorporating colourful elements in the bathroom in the form of vibrant tiles and sinks combined with natural materials and industrial fittings for a rustic look.

Crittall-style shower screens are also making a huge come-back, and many homeowners are skipping bathtubs for simplicity and practicability. If you would like to go for a no-bathtub bathroom as well, we suggest you ask your Calgary custom home builder to do the plumbing rough-in, so all installations are ready to include one in the future if you change your mind or if you decide to sell the property.

Planning your Calgary Custom Home? Building Energy Efficient Homes

When building the custom home you have always dreamed of in Calgary, one of the main advantages is that you can choose every item for your new home. It is also the perfect opportunity to trust your project to a professional Calgary custom home builder who can help you build an efficient home and make a positive impact on the environment.

Besides elements such as flooring, doors, and windows, you can select your building materials according to their environmental impact. At Sunset Homes, Calgary's bespoke home builder, we believe in green building and we are always trying to put in practice the top sustainable techniques to build and renovate stylish, comfortable, and luxurious homes that also help protect the environment and reduce the environmental footprint to a minimum.

We are proud to be active members of the Built Green Program whose main goal is to increase efficiency, reduce environmental impact, and to build homes that contribute to homeowners’ health and lifestyle thanks to the efficient use of quality building materials and resources.

What are the Main Characteristics of Energy Efficient Homes?

As experienced Calgary infill home builders, when planning or measuring the energy efficiency of a home, we always take into account the home’s structure, as well as its water, lightning, heating and cooling systems. Usually, energy efficient homes combine sustainable building practices, energy-saving appliances, and renewable energy systems that may include solar panels to generate electricity and heating.

One of the clever moves by custom home builders is to take advantage of the local climate and lot conditions to determine which are the perfect green techniques that apply in each case. The common goal is to reduce waste and improve the efficiency of homes in a cost-effective way to protect the environment for future generations.

What are the Benefits of Energy Efficient Homes?

If you already have the perfect lot, then you can start planning your building project with the help of the home builder in Calgary of your choice, who can explain to you why it is worthwhile to invest in an energy efficient home. Even if many homeowners believe that going green is costly, the truth is that an energy efficient home can increase your home’s value significantly.

Additionally, if you add sustainable features to your custom home design, you will immediately reduce waste, improve the quality of indoor air, and save energy and money. One of the most remarkable health benefits that you can enjoy thanks to an energy efficient home is the reduction of allergens, dust, pollen, and outside pollution in the air. All this means that your home will be healthier and more durable while featuring all the style, luxury, and comfort provided by advanced building technologies.

What are Energy Star Certified Homes?

The main characteristic of an energy star certified home is that it uses less energy than a conventional home. Following the requirements of the program, they are built to be 20% more efficient.

This type of home is built and designed without the usual heating and cooling systems installed in most traditional homes. Instead, they use energy efficient systems and energy efficient windows. Other essential features of low energy homes built by home builders in Calgary are high-level insulation throughout the whole property and Energy Star appliances in all rooms.

What are Net Zero Homes?

As its name suggests, a Net Zero home produces as much renewable energy as it consumes. This means that the extra energy produced is fed back into the grid. This type of energy efficient home is the perfect example of how much green building techniques impact your dream home and translate not only into savings but into an improved lifestyle.

At Sunset Homes, Calgary's bespoke home builder, we believe Net Zero homes are the perfect combination of top green building techniques, eco-friendly practices, and advanced design. According to the Canadian Home Builders Association, a net zero home is 80% more efficient than regular homes. Net Zero homes include perfectly insulated windows and roofs for reduced outside noise, has sophisticated green heating, cooling and ventilation systems that allow having even temperatures in all rooms, and is equipped with water and energy-saving fixtures and appliances.

What are Built Green Certified Homes?

A built green certified home is a property that has obtained a green certification by any program promoting sustainable and environmentally responsible building practices. The perfect example is Built Green, that encourages homeowners and home builders in Calgary to build homes that comply with seven areas of sustainable building.

Usually, all green certification programs are based on essential pillars such as resource use, energy efficiency, recycled content, indoor air quality, durability, innovation, alternative construction, and environmental impact.

As a proud member of the Built Green Canada Program and the Canada Green Building Council, at Sunset Homes, we promote the use advanced green building techniques to protect the environment and preserve our natural resources for future generations.

5 Benefits of A Home Addition

Every day, more and more homeowners are opting for renovations instead of moving, with the idea of improving their home and quality of life without the hustling of selling and buying a new property. In our experience as home builders in Calgary, we have noticed that home additions are one of the most demanded renovations as they can transform an average space into a great one.

Whether you need more storage or livable space, home additions are the perfect way to upgrade your current home and improve not only its looks but also its functionality. At Sunset Homes, the bespoke Calgary inner city home builder, we suggest you take into account the following benefits when considering a home addition to finally have the home you have always dreamed of.

The Opportunity of Staying at Home

Let’s say you already live in a location you really like and you want to keep your neighborhood and its surroundings but you don’t love your home to its full extent. Any serious and professional Calgary home builder can assure you this: You don’t necessarily have to move. You can actually transform your current residence into your dream with some home additions.

In our experience as custom home builders in Calgary, we believe that sometimes it is better to invest in a home addition and stay in your current residence than to move to another property and start a whole renovation from scratch. Of course, this depends on each homeowner and their ideal home. We recommend you compare the expense and efforts of a moving and building process and those of a home addition before going for one option or another.

More Livable Spaces

Let’s be honest: It seems that space is never enough in a home. Especially when you share your spaces with a big family. That is why the first motivation for home additions by home builders in Calgary is usually the need for space, whether to live in, to store things, or to devote it to specific activities such as crafting, entertainment, work or sports. And that is exactly one of the main benefits of a home addition: To increase your home’s living spaces.

It is very important that you discuss the motivation for your home addition with your chosen Calgary custom home builder, so you can receive the proper guidance during the whole process and fully satisfy your needs. For example, if you feel cramped, then you and your family have probably outgrown your spaces. With the addition of new rooms, you can finally get that much-needed space you have been longing for and provide a new life to your home at a very reasonable cost.

An Increased Property Value

Home additions are actually an investment, even if at first glance they seem like an expense. As Calgary infill home builders, we believe that, when properly done, home additions are an excellent way to add resale value to your property by means of usable square footage. But take into account that at the moment of considering a home addition you must first think about your motivation and needs and not only about the value increase.

Otherwise, you risk ending with a whole new space that adds value to your home but not to your life. A professional Calgary custom home builder can help you to find the perfect way to have the home addition you need plus the benefit of an increased property value. A good example of this in many cases is a basement remodel through a room or unit addition that can even become a potential rental income.

A Better Quality of Life

This may seem like the most forgotten benefit of a home addition but it is actually one of the most important ones. Remember that any home addition is conceived with the idea of improving the quality of your life. At Sunset Homes, Calgary inner city home builders, we truly care about our homeowners and take into account every item of their wish list so they get exactly what they want and feel their life has been improved when the project is complete.

Among the many benefits that a home addition can bring to your everyday life are getting more natural light into your home and increasing the quality of air flow. These health benefits are also accompanied by the feeling of clean spaces offered by the addition of storage spaces that will help you to have a clutter-free home. When considering a home addition that improves the overall quality of your life, we suggest you explore with your chosen Calgary custom home builders the possibility of adding entertaining spaces that will make you happy during weekends and holidays or a home office that will let you work peacefully at home.

That Touch of Luxury You Want in your Life

The whole point of a home addition is customization. That being said, remember that a home addition not only offers you the possibility of having functional extra spaces but also of having those lavish items that you have always dreamed of. As Calgary inner city home builders, we believe our homeowners deserve to have exactly what they want and need and a home addition offers them the benefit of tailoring their home to their needs and adding the luxurious touches they have always wanted.

In our experience as the bespoke Calgary inner city home builder, one of the most demanded home additions is the master bathroom. Adding space to a small bathroom to transform it into a luxurious sanctuary for peace and relaxation is one example of the many benefits you can get from a home addition. You can also consider adding rooms for family members, finally expanding your kitchen so it becomes chef-approved or adding a luxury deck to have special dinners during summertime.

Custom Home Builder Tips to Design the Perfect Master Bathroom

In a modern life full of hectic schedules, one of the most valued spaces in any home is the master bathroom. Each day, more and more homeowners decide to invest time and money in renovating this space to make it a relaxation room that helps them keep balance in their busy lives. If you are also thinking about renovating your master bathroom, we recommend you rely on a professional home builder in Calgary.

Whether you are planning a general revamp or an entirely new design from scratch, at Sunset Homes, Calgary's inner city home builder, we suggest you first make a detailed renovation and design plan with the help of your chosen builder. This plan should cover all stages, from layout and installation to final decoration touches. Today, we bring you some tips that will help you design the perfect master bathroom.

Go for A Functional Layout

Any experienced Calgary custom home builder can tell you this: Sure that luxury master bathrooms are all about beautiful fixtures and stylish decoration, but the reality is that they entail much more than that. Remember that behind those gorgeous tiled walls there are plumbing, electrical, and heating systems that need to be efficient. That is why the first step when starting the renovation of your ideal master bathroom is to make a layout plan.

Ideally, the layout must respect the original location of all supply lines, but they can also be moved to accomplish the layout you are looking for. Modern master bathrooms feature one-wall, two-wall or three-wall layouts. The first option lines up the toilet, sink and shower along one wall, the second align the toilet and sink, and the third one locates each element in a different wall. Your chosen Calgary home builder can help you to select the most functional layout for your daily routine.

Think of your Master Bathroom as An Extension of your Bedroom

Usually, the master bathroom is directly connected to the bedroom. Sometimes, there is a connecting walking closet between both rooms. As experienced Calgary infill home builders, we always think of a master bathroom as an extension of a master room, and that is why we work towards the perfect blending of both areas.

We suggest that, when considering the layout for your new master bathroom, you take a look from your bedroom. Is any element of the bathroom visible from the bedroom? If that is the case, then your Calgary home builder will make you an essential question: What part of your bathroom would you like to see from the bedroom? We are pretty sure you won't want to see a toilet but rather a super stylish tub. Take all of this into account during the layout planning stage.

Choose A Soothing Palette

Remember that color is a powerful mood setter. The whole idea of a master bathroom is probably to provide a space to relax and decompress. So ask yourself which color palette promotes calm feelings within you. Custom home builders in Calgary are currently going for neutral color schemes that are soothing and elegant at the same time. But let's put something straight: This doesn't mean boring!

What we suggest, in our experience as Calgary inner city home builders that have done many bathroom renovation projects, is to find the perfect balance between neutral and bold. This means you can have fun mixing and matching colors and textures in your surfaces. You only need to carefully look at samples first to make sure color interactions are dynamic and stylish and not a recipe for disaster. You can also play with your bathroom tile to accent the style, check out our Calgary Custom Home Builder Tips to Select your Bathroom Tile.

Create A Spa-Like Master Bathroom

If you have the opportunity to treat yourself with a spa-like bathroom, we strongly advise you go for it! As professional Calgary custom home builders, we guarantee you won't regret it. Most homeowners are splurging on themselves with a deep sink tub or a jet shower. Or both! And why wouldn't they? They deserve it, and so do you.

By transforming your master bathroom in a place that promotes health and wellness you are also making it a super stylish space. The right tub and shower are perfect elements to make a statement as they provide powerful visual impact. When selecting these items, ask for the advice of you Calgary custom builder. They can show a wide variety of options right for your personal style.

Set The Tone of your Space with Stylish Lightning

Many homeowners don't overthink about it, but we can assure you that lightning is one of the most critical assets of an ideal master bathroom. Just like it happens with the kitchen, there is nothing worse than a poorly illuminated bathroom. As experienced home builders in Calgary, we suggest you find the right balance between natural and artificial light. If you have the blessing of having large windows, make sure you make the most of the natural light they provide when planning your bathroom layout.

When it comes to artificial lightning, one of the most critical areas is the main mirror for sure. Ideally, you should have lights at each side and above the mirror in a way that you can see your face wholly illuminated. At Sunset Homes, the bespoke Calgary inner city home builder, we suggest you also consider accent and decorative lighting by installing a hanging fixture on your ceiling; you can even add a chandelier! Finally, don’t forget about enclosed vapor-proof downlights for your shower.

Add Enough Storage Space to Keep Things Neat

Many homeowners spend a lot of time and effort renovating their dream master bathroom just to realize, at the end of the project, that they have a beautiful room without any space to keep the items and products they use regularly. That is the moment when a beautiful master bathroom becomes messy. Let's be honest: There is nothing less appealing than cluttered surfaces. To avoid this, ask your Calgary custom home builder for ideas on how to take advantage of your space to keep things neat.

In our experience as custom home builders in Calgary, we suggest you consider to add double-sink vanities that provide dedicated storage space for each person. It is also a good idea to add a wall-mounted medicine cabinet where you can keep emergency items at the tip of your fingers. And if you have enough space, why not adding a dedicated linen closet? We guarantee this will make your life easier and will keep your newly renovated master bathroom clutter-free.

Make the Most of your Space with Luxury Options

As one of the top Calgary custom home builders, we can tell you this: If you have space, use it! If you are renovating a large master bathroom, then you can consider options that are unfortunately restricted for tiny bathrooms. For example, you can add luxury cabinets and countertops to have plenty of free space for your daily pampering routines. You can also add functional furniture to your spacious bathroom, such a chaise longue to relax.

And if you want to go that extra mile, ask your Calgary custom home builder to incorporate luxury items such as a bathroom fireplace, television and sound systems, or a beverage station. You can bet these amenities will be a complete game changer. Finally, don't forget to ask for in-floor heating to keep you warm during the cold months!

If you are renovating your master bathroom, Sunset Homes suggests you go for a functional layout, a soothing palette, spa-like items, and luxury options, and that you don't forget about the importance of lighting and storage.

5 Common Mistakes to Avoid when Renovating your Bathroom

When considering a bathroom renovation ―whether you just want to replace a few outdated items or to create a whole new space from scratch― you have to keep in mind that this process must be taken seriously. Along with the kitchen, the bathroom is the most renovated space in modern homes and no wonder why. This is the place where we get ready for the day, and where we go at the end of the day to relax. At Sunset Homes, Calgary's inner city home builder, we have learned a thing or two about bathroom renovations.

As experienced Calgary custom home builders, we can honestly state that most bathroom renovations ―especially the large ones― take time and a considerable budget. But this doesn’t mean that all processes must be neverending, or that you will end up with empty pockets. As it is essential to keep in mind some tips to make your bathroom renovation simple to have a successful renovation, it is also vital that you refrain from making some common mistakes among homeowners. Today, we bring you a list of five essential no-nos.

Not Hiring Professionals

Sometimes, homeowners underestimate the scope of a bathroom renovation. Sure, we can all paint some walls or replace a faucet set to revamp our bathroom space. But if you are considering a major renovation, then you should strongly consider calling professionals. Only a pro team can provide you with a realistic timeframe and budget, suggest the best materials for each zone, and basically guide you through the whole renovation process in a safe way. We recommend you don't cut corners when it comes to professional guidance and choose the home builder in Calgary that fits your project and personal style.

Not Sticking to The Plan

One of the enormous advantages of counting on the help of a professional Calgary custom home builder is that you will have a proper renovation plan. Let's keep in mind that no renovation can end well if it is not carefully planned. But once you have a set idea, it is fundamental that you stick to it (unexpected emergencies aside). The truth is that often improvisations during remodeling result in unforeseen costs that make your budget and timeframe go out of control. The idea is to prevent falling into a bottomless money pit and finishing with a new bathroom you don't actually like. Learn more about making a plan for your renovation in our article Four Myths about Bathroom Design.

Keeping the Same Unfunctional Layout

As one of the top Calgary custom home builders, we always suggest our homeowners analyze the current layout of their bathroom carefully. Too often, the main problem of an old bathroom is the unfunctional layout. It is crucial that you assess the layout and decide whether you should totally change it or partially update it. Consider the current flow of the space, its functionality, the position of doors, windows, plumbing, and even electrical outlets. If you are unhappy with the original layout, move forward and change it. Don't convince yourself you can live with it! This never happens, and you can end up with a newly renovated bathroom that you still hate.

The major premise of any renovation (literally, any!) is that function always prevails over looks. There is no point in having a beautiful bathroom if it doesn't make your everyday life more comfortable and happier. Your chosen Calgary home builder will help you find the perfect balance between function and aesthetics. For example, we all agree that modern luxury bathrooms usually showcase a huge deep tub. But what if you don’t like tubs? Or if you are remodeling your messy teenagers' bathroom? Would you then add that tub? The point is that you should create a space that works for you and your family and not just a magazine-like one.

Trying to Save Money The Wrong Way

Too often brows are knitted when it comes to calculating a renovation budget. We won’t lie to you. In our experience as Calgary infill home builders, we know that a bathroom renovation is a large expense. But it is true that you can also save some money here and there. What you must keep in mind is that it is never a good idea to try to save money by skimping on good quality fixtures that will last many years. The best way to save money is to avoid replacing things that you actually like and are in good shape, and to invest in energy and water saving fixtures that will dramatically decrease your monthly expenses for years to come. When you consider renovations of any kind it is important to think about your home value and going for a renovation that will give you a return on your investment.

Going for Too Trendy Instead of Long Lasting

Trends tend to be tricky. What is trendy today may not be trendy in a couple of years and then make a massive comeback in ten years. Since a bathroom renovation represents a significant investment, Calgary home builders will suggest you invest in durable materials and looks. This doesn't mean you have to create a dull bathroom but that you should try to mix neutrals with bold, trendy touches here and there. This is especially advisable when it comes to durable items such as tiles. Remember that once floor-to-ceiling pastel bathrooms were hip and now everybody is trying to get rid of them.

Too Long Didn’t Read (TLDR)

When engaging in a bathroom renovation, the most common mistakes that you should avoid are not hiring professionals, not sticking to a plan, participating in unnecessary processes, keeping the original layout, creating unfunctional spaces, trying to save money the wrong way, and going for trendy styles.

Four Myths about Bathroom Design

One of the most essential rooms in a home is definitely the bathroom. The reality is that a well-designed bathroom can be a game changer for everyday life. That is why bathroom makeovers are one of the most common renovations among homeowners. But in our experience as Calgary custom home builders, they are also one of the most dreaded.

As the bathroom is an area exposed to heavy traffic, it can become a tricky room for renovations, especially when the project entails a complete design and layout change from the original one. Over our many years as home builders in Calgary, we have noticed that this challenge has led to the spread of many myths about bathroom design that make homeowners doubt about the convenience of engaging in a project to materialize their dreamed luxury bathroom.

Nevertheless, if you trust the project to a professional Calgary custom home builder, your bathroom renovation can run smoothly and on schedule. And as there is no need to add extra stress to your project, at Sunset Homes, we would like to share some thoughts with you that will help you debunk some common myths about bathroom design.

The Main Goal of Bathroom Design Is the Final Look

When planning your new custom bathroom design, one of the crucial aspects to be considered is aesthetics. For sure, all people want to have a beautiful luxury bathroom that is a pleasant place to relax after a hard day at work. But as experienced Calgary inner city home builders, we suggest you never prioritize look before functionality.

A perfect bathroom, especially the master one, should combine both a stylish and practical design according to the future daily use of the room. An experienced Calgary home builder can help you achieve the perfect balance between both assets.

A Complete Bathroom Renovation Is Way Too Expensive

At Sunset Homes, Calgary inner city home builders, we know that the cold fact is that the most demanded custom home renovations ―meaning the kitchen and bathroom― are usually costly ones. This makes sense as those are rooms that require a considerable renovation effort because they involve dealing with many aspects as the same time such as plumbing, electrical installations, unique fixtures, water-resistant materials, and complex design.

But all this doesn’t mean that you have to break your bank account to accomplish your dream custom bathroom design! Consider that the total cost of a bathroom makeover entirely depends on the scope of the project. Some cases require that everything is wholly tossed and replaced, while others are much simpler. You only have to choose the right custom home builder in Calgary; one who can help you assess the size of your project and provide you with a comprehensive cost estimate from the beginning.

A Bathroom’s Design Change Is Not Worthy from An Investment Perspective

Surely that bathroom design renovations are expensive but, as we explained before, they do not necessarily have to empty your pockets. Your chosen Calgary custom home builder can advise you about modern bathroom materials, functional fixtures and efficient installation techniques that will not only make your renovation easier and less expensive, but that will also add value to the new space.

As with most custom home renovations, changing the design of your bathroom rather than being a mere considerable expense is a smart investment move for the future. As experienced Calgary infill builders, we can tell you that a bathroom renovation, especially a major one that includes a complete design and layout makeover, can add real value to your overall property by increasing its resale value. So, don’t hesitate anymore and consider your bathroom renovation not only as an upgrade for your home but also as a potential future return on investment.

Bathroom Design Makeovers Are A Messy Never-ending Story

One of the most common myths about bathroom renovations is that they never end. While it is true that a major bathroom project can seem overwhelming and stressful, it doesn’t have to last for ages. If planned and done correctly, a bathroom design should be finished right on schedule. The key to avoiding delays is finding the right home builder in Calgary that prepare a realistic schedule depending on the scope of your project, and adds buffers for any possible delay due to unexpected complications.

The other usual belief is that the path towards that perfect bathroom design you want is too rocky and messy even to start thinking about it. That is an absolute myth! Your project doesn’t need to become a dirty mess that will cause you a panic attack every day for an indeterminate period of time. Our mission as bespoke Calgary home builders is to minimize the disruption to your daily routine during any building or renovation project. This means that we will walk you through every step of the process, so you know what to expect, that we will foresee the need for a temporary bathroom space while we finish your project, and that we won't engage on several projects simultaneously. Too Long Didn’t Read (TLDR)

Bathroom design tends to be a tricky endeavor for sure, but some myths need to be debunked before any homeowner starts a bathroom renovation project. Some of these common beliefs are that the primary goal of bathroom design is aesthetics, that bathroom renovations are expensive, messy and time-consuming, and that the proper bathroom design can’t add value to a property.

Calgary Custom Home Builder Tips to make your Bathroom Renovations Simple

As the bespoke Calgary custom home builder, at Sunset Homes, we know that bathrooms are one of the most important spaces of any home. A good bathroom can set the mood for a productive morning and help you relax after a long day at work. This also means that a bad bathroom can do the exact opposite.

If you have decided to renovate an outdated bathroom, or you are custom building the home of your dreams, there is no need to break your head or bank account. What you need to do is to trust the project to an experienced home builder in Calgary and consider the following tips to make your bathroom renovation as simple as possible.

Hire a Professional Calgary Custom Home Builder

The first thing you need to do to avoid headaches and minimize the stress associated with home renovations is to choose an experienced Calgary home builder. Many homeowners try to make home renovations on their own but this is not always advisable, especially when dealing with bathrooms.

Of course, you can paint some walls and make some installations at home, but if you are planning to start a total makeover, then it is always better to count on the guidance of specialized professionals. Hiring a plumber is not enough either. Sure, a plumber will help you with pipes and fixtures, but only a Calgary custom home builder will oversee the whole project from the beginning to the end.

Define What Is the Scope of the Project

Not all home builders in Calgary offer the same services, and not all bathroom renovations are comparable. Maybe you have a bathroom layout you already love and only want to revamp the space to give it a new life. Or maybe you wish you had a magic wand that could make the whole thing disappear and give you that dream bathroom you have saved on your Pinterest board.

Either option is, of course, valid and the most important thing is that you are clear on what is the scope of your project so you can choose the right Calgary custom home builder for you. This consulting stage will also have a great impact on the definition of a proper budget and schedule, so you don’t waste your money or your time. Only once you have both discussed the extent of the makeover and set some numbers and dates on paper you can confidently start the work.

Think about How your New Bathroom Will Be Used

One of the most important tips to make your bathroom renovation simple but awe-worthy is to define how you will use this new space. It is not the same to renovate a bathroom for kids or for guests. Neither is it the same to plan for an adult master bathroom. When discussing your ideas with your custom home builder in Calgary, be as much specific as you can about the future use of the renovated space. This will help them better guide you through all your possible options.

By predicting the future use of your new bathroom, you will also have an idea of the elements you will need to add to make it functional. Consider some basics, such as choosing durable, but low maintenance materials, all while keeping safety in mind, especially when the bathroom will be used by children or elders. Your Calgary home builder will provide you with the best functional and safe items with exclusive warranties.

Remember the Basics

To make the whole renovation process simpler, Sunset Homes recommends keeping the basics in mind. Meaning: The elements that make a bathroom great or poor. In our experience as experienced custom home builders in Calgary, the most important asset of a bathroom is its layout. The right layout will determine the future use of the space and will make the area not only visually appealing but functional on a daily basis.

Another basic that many homeowners forget at the beginning while looking at their inspiration boards is quality. Sometimes, fixtures and tiles look really beautiful on paper or screen but you must make sure they meet general industry quality standards. Remember that a bathroom renovation usually entails a significant expense, so it is best to invest your money in durable and quality elements. The best tip is to rely on your chosen Calgary custom home builder to choose the right materials for your new bathroom.

Selections are Key for your Bathroom Renovation

Once you have defined the scope of the project and the layout of your dreamed bathroom, you can finally start thinking about the specific elements you will need to add to this new space. As professional Calgary infill home builders, we can name some essential elements you will need to invest in: Lighting, fixtures, tiles, W.C., shower, bathtub, and vanity. Usually, the first element ―lighting― is forgotten, but we assure you that the proper light installations can make a huge impact on building a relaxing and stylish bathroom. Fixtures are also a huge part of luxury bathrooms. Make sure you choose elegant yet durable materials that will resist heavy water spillage over time. When it comes to tiles, we suggest you mix a subtle palette and design with one statement tile for impact.

Many homeowners believe they must select a shower or a bathtub. But why choose? If you have space and the right layout, you can have both the practicality of a jet shower and the luxury of a spa-like tub! Finally, when looking for vanities, don’t forget the importance of both look and storage capacity. Ask your Calgary home builder and designer for some ideas on how to complement the vanity with mirrors and lighting in a smart way.

Too Long Didn’t Read (TLDR)

When planning a bathroom renovation, make it as simple as possible by hiring a professional Calgary custom home builder, defining the scope of your project, thinking about the future use of your bathroom, going through the bathroom basics, and referring to the usual elements of any bathroom renovation.

Calgary Custom Home Builder Tips to Select your Bathroom Tile

Calgary home builders agree that, along with the kitchen, the bathroom is one of the most preferred rooms to be renovated among homeowners. Logically, the most significant advantage of a custom bathroom is that you get to choose every single detail. Whether it is a master or a secondary bathroom, the truth is that bathrooms are essential in every home as they are places for relaxation and cleanliness.

In our experience as Calgary infill home builders, we believe one of the most critical aspects of a bathroom is the selection of the right tile that will define its final character. That is why we have prepared some tips for you to choose the perfect tile for your new custom bathroom.

Make an Inspiration Board and Select your Absolute Favorite Accent Tile

One of the best ways to proceed when tackling your bathroom is to get some online inspiration to choose the overall look that you want to accomplish. At Sunset Homes, the bespoke Calgary inner city home builder, we always recommend our homeowners to rely on Houzz and Pinterest to get a visual idea of the aesthetics they are looking for. If you spot a perfect accent tile you can’t live without, then pick that one first so you can later complement it with more neutral tiles.

Consider Options in the Market with the Help of your Builder

There is a vast universe of tile options in the market. In fact, there are so many that it can be overwhelming to make selections. That is why it is essential that you count with the help of a trusted Calgary custom home builder. At Sunset Homes, we can help you narrow down options according to your inspiration board, and personal style helping the selection process go smoothly.

Additionally, while selecting tile, ask your builder to give you some advice on materials such as marble, natural rock, ceramic, glass, and porcelain. Also, consider engraved tiles that can provide texture to your space and heated floors to keep you warm during the cold seasons.

Decide Which Will Be the Statement Point

Usually, homeowners choose tiles for the walls, the floors, and the shower. It is up to you to select the area where you want to include the focal point of your bathroom with that unique tile you are dreaming of. Consider that you can get a wow-effect tile wherever you want as long as it blends smoothly with the other chosen tiles. In our experience as custom home builders in Calgary, we suggest you consider going with a vibrant statement pattern for your floors or even for a portion of your shower wall or tub area.

When Mixing and Matching, Try to Keep it Under Three

When it comes to bathrooms, the trend now is to mix different tiles to get a modern and sophisticated look. Nevertheless, it is essential that you make sure the tiles you blend together smoothly, or it will seem that your bathroom is a mismatch of incompatible styles. Always ask your Calgary custom home builder for samples of the tiles you are considering so you can actually get an idea of how well they look together. As general advice among home builders in Calgary, you should try to keep your tile selection under three, so space doesn't look cramped with too many sizes, patterns, and colours.

Think About the Future of your Custom Bathroom

Of course, that dinosaur-themed tile seems like a great idea now that you are remodeling your children's bathroom, but think about the future. Will they still love it in a few years? Will you be interested in doing another renovation then? When it comes to themed bathrooms, it is better to consider the potential continuity of the trend in a few years. Expert home builders in Calgary would agree that it is better to include themes to your rooms with decorative accents that you can easily switch every season and go for more durable looks when selecting durable materials such as tiles. Learn more about budget-friendly bathroom renovations here.

Don’t Forget about the Importance of Maintenance and Durability

In the middle of their excitement when choosing their dream bathroom tile, many homeowners forget about two essential factors: maintenance and durability. A professional Calgary custom home builder will remind you that bathrooms are high traffic areas exposed to plenty of water, soap, and dust, so you need to make sure you choose a resistant tile, especially for your shower and floors. On the one hand, ceramic and porcelain tend to be the easiest tiles to maintain because they are not porous, which is why they are good options for the areas most exposed to water. On the other hand, glass ceramic is a better fit for walls because it may be too slippery for floors.

Custom Home Builder Tips for An Eco-Friendly Kitchen

If you are building or renovating the custom kitchen you have always dreamed of, you have the opportunity to make green selections that will add value to both your life and property. Being green is not a fashion but a way of living that respects the environment and cares for future generations. Sunset Homes, Calgary´s inner city home builder, is a proud member of Built Green Canada and Canada Green Building Council. That means we are committed to green building and believe in using environmentally friendly techniques during all our processes.

As you may know, the kitchen is one of the busiest rooms in a home, which also makes it the perfect place to implement beneficial green practices on a daily basis. In our experience as Calgary custom home builders, we have learned the many advantages of green homes: Reduced operating costs, larger resale value, more durability, lower environmental impact, healthier spaces, and even rebate eligibility for homeowners. And you can also enjoy all these benefits by making environmentally friendly choices. With that in mind, we have prepared a list of green options for your new custom kitchen that will make your home ―and the planet― a much better place.

Install Energy Efficient Windows and Bulbs

One of the most important elements of a great kitchen is light. Clear and open kitchens provide a calm space to enjoy your morning coffee and also the inspiration to make delicious and colourful dishes. Ask your Calgary home builder to incorporate energy efficient windows to provide tons of natural light while keeping the interior temperature of your kitchen on the right levels during warm and cold months. Also, go for dimmers and LED bulbs that will add efficiency to your home and reduce your energy costs.

Choose Energy Star Appliances

The best appliances to make your kitchen environmentally friendly are the ones that comply with the Energy Star standards. They are energy efficient because they use considerable less water and energy than regular appliances, which also make them more durable. Think about refrigerators, freezers, washers, air conditioning, dehumidifiers, and heaters. If you are remodelling your kitchen and are not sure about what to do with your old appliances, your home builder in Calgary is the right guide for you.

Go Smart in your New Kitchen

Making your kitchen smarter can also make it greener and more efficient. It is all about choosing the right gadgets and elements. Calgary custom home builders are more interested every day in kitchen automation elements because they can make you save even more water and energy while making your life easier. For example, Wi-Fi-enabled LED bulbs will help you to control and program your lights so there are no lights on when nobody is around. And to save water, Bluetooth and low flow smart faucets are the best way to go.

Everyday Eco-Friendly Practices

When your kitchen building or renovation is over and in conformity with Advanced building techniques, you can start incorporating green practices in the everyday use of your kitchen. As Calgary infill home builders, we always suggest our homeowners to prefer reusable bags for shopping and reusable bottles for drinking. You can also start using towels instead of disposable paper. Another nice tip is to buy in bulk and prefer plastic-free food at home. And if you are ready to go to a whole new level, try to buy sustainable utensils, clean your custom kitchen with eco-friendly products, and make compost for your plants with biodegradable scraps.

Why Finishing your Basement Adds Value to your Custom Home

Some homeowners do not see the value in finishing their basements, but here are some of the reasons why it can add value to your Calgary custom home.

Calgary Custom Home Builder Tips for your Ideal Home Office

If you are planning to build your new dream home and you are making your wish list, you might consider including something you have always wanted, such as a dream home office. One that has been set up and designed by you and for you. However, if you find that you don't know where to begin or how to plan your new dream home office, check out these three custom home builder tips for setting up the best office space in your new home.

Location for your Custom Home Office

Have you heard the phrase “location is key”? It applies to your home location, and it also refers significantly to how you set up your home office in your Calgary custom home. The location of your ideal home office should be somewhere that is accessible, private, peaceful, and secure. Also, to ensure your comfort and to maximize the functionality of the room, several conditions must be ideal, such as humidity, space, free flow of air, and temperature. It is important to set both mental and physical boundaries for your home office to allow you to function optimally. Our first custom home builder tip is to place the office where you would be relaxed and motivated to work, preferably a place with an inspiring view.

Lighting and Colour Tips for Calgary Custom Homes

Your home office does not have to be bland and boring because it is an office. On the contrary, you can choose to infuse the place with light and life, ensuring it blends beautifully with the rest of your home and makes you happy to be in it. Lighting plays a significant role in ensuring that your home office looks comfortable and inspiring. The colours you choose also make a significant impact; both on your home design and your mood, which help you add personality to any room, including your home office. An excellent combination for your home office is wood and white. Choose wooden furniture, accent pieces, and features like exposed beams and wooden trim. Combined with different shades of white on the carpet, walls, and ceiling will give your home office an elegant look without being loud.

Sunset Homes Dream Home Office

The Best Furniture and Items for your Dream Home Office

When setting up your dream home office, you need furniture and equipment suitable for it. Our main suggestion is not sacrificing form for function; obtain furniture and equipment that would be both functional and beautiful, and when setting up the home office ensure that your furniture and equipment are accessible to create workflow. Discuss with your builder your home office needs, to consider if you would prefer a built-in desk or any other piece of furniture.

Custom Home Builder Tips for Keeping an Organized Kitchen

When building your dream home – which is what we call your new Calgary custom home, you have plans of how beautiful and functional it would be. Well, at Sunset Homes, we share those dreams with you, and one of the things we take into consideration is your kitchen. We understand how important your kitchen is for your custom home and that is why we have prepared a couple of tips on how to keep an organized kitchen. Our suggestions are based on when your kitchen is still at the design and building stage because we believe that a well-designed kitchen whose functionality is maximized is always an organized one.

Kitchen Basics for Your Calgary Custom Home
Let's start with the basics – counter space, sinks, dishwashers, ovens, pantries and electrical outlets. Do you know how valuable counter space is in a kitchen? Calgary custom builder's advice that there should be at least 24 inches of counter space to the right and at least 18 inches to the left of the oven and sink – this will allow to cook comfortably and will provide enough counter space to put dishes and ingredients.

Space Distribution for your Custom Kitchen
Your kitchen space should have a good a natural flow for you. The ‘working triangle' is a favorite tip of ours, this refers to the arrangement of the stove, sink and fridge in a triangular pattern within the kitchen to ensure easy access and management of space. There should be no distance between your sink and dishwasher, this protects your floor from grease, food and soapy water and protects you from bouts of irritation at having to move from one to the other (if they are far apart). A garbage bin should be placed in a central and accessible place, and mini-bins or compost bags should be placed close to food preparation stations for easy access while cooking.

In regards to electrical outlets, these should be placed where they can be easily accessible, for example under cabinets, and if you have a lot of appliances, then you could set up a special cupboard with outlets in there for your appliances. When designing your pantry do not forget the little details because a well-organized, detailed and functional pantry keeps your kitchen tidy as you save time and space – you can consider putting in different spice shelves, pull out shelves, and even baskets.

What Your Calgary Home Builder Thinks about Lighting
Lighting is vital in a functional kitchen; there are only a few things worse than cooking in the dark. Also, considering whether or not you want your kitchen to be just for cooking purposes or whether you would love to host people there and design as such – warm colours and beautiful pictures would help give the place life, and this would, in turn, make your entire Calgary custom home much more valuable. Check out these kitchen trends for modern custom homes. Always remember that accessibility and beautiful design are vital to a functional kitchen you would love in your Calgary custom home and we hope that our tips would help you in designing what is going to become a consistently organized kitchen.

Wants vs. Needs when Building your Calgary Inner City Home

New homes are springing up in Calgary's inner city, and when you decide to custom build, there are many things to consider. Maybe you have selected your lot, and now you are on the planning phase for your custom home. When building your Calgary inner city home, there are certain things to be taken into consideration. Comparing your wants vs. your needs while reviewing your estimated budget, desired home size, number of rooms and amenities you want, can be of help during this stage. With the guidance of professional custom home builders in Calgary, such as Sunset Homes, you can be able to answer the most significant questions.

The Right Size for your Calgary Custom Home

Considering the size of your family and your plans to grow your family in the future might be a good starting point to evaluate the number of rooms and amenities you want to have at home, and other factors that might add resale value. The size of your custom home will impact your budget and resources that would go into building your home. To define the ideal size for your Calgary custom home, you can develop a wish list and review it in detail with your home builder to determine which items are essential and adapt it towards your desired budget. Check also this article about the right square footage for your custom home that can be of help to determine the right size for your new dream home.

Rooms and Amenities for your Custom Build

There are rooms that can make your home unique such as your home office, media room, private gym, and even a small but functional mudroom. A mudroom is a simple area that can be valuable if you have pets and children. While in your planning and design stage, talk to your builder about your absolute needs regarding rooms and explore the possibilities of choosing a floor plan that allows for multipurpose rooms. This option can maximize space in your new custom home and at the same time cover the essential items on your wish list.

Kitchen and Bathroom options for Your Custom Dream Home

For most homeowners, the kitchen and bathroom are essential rooms to customize. These are also attractive renovation options. For that reason, we always suggest reviewing in detail your wants and needs for these two areas. Having a super kitchen or a spa bathroom are interesting ideas to consider for your custom home and both can add resale value to your property. Be honest with yourself when comparing your wants and needs and always ask your custom home builder to point you in the right direction to be able to add these essential items on your wish list to your new dream home.

Having a great kitchen is one of the main wishes every homeowner has. If you are thinking about having a comfortable, functional, and yet luxurious kitchen for your new custom home or if you are considering a major kitchen renovation, check out these key items to include when planning and designing your new kitchen.

Calgary Custom Home Builders Suggest Adding Enough Lighting

As experienced Calgary builders, at Sunset Homes, we know that lighting may create an impact on the functionality of the space in every room of your custom home. To have plenty of light in your kitchen, you want to consider adding some layers of lighting for specific tasks, to accentuate, and to decorate your kitchen. You can use recessed lights, under cabinet lights, and pendants to cover these three layers of lighting. Learn more tips in our article 4 Useful Lighting Tips for your Luxury Inner City Home.

Flooring is Important for Your Dream Home

The flooring on your kitchen floor should be durable, easy to clean, and still provide a good look and visual for your home. If you envision your Calgary custom home with an open concept, you can either choose the same flooring kind for the whole space or adapt the kitchen area to any other flooring option. Some of the choices can be porcelain tile, linoleum, bamboo, and hardwood. Both porcelain tile and hardwood are frequently used as they make an excellent choice for durability and they can integrate really well with your kitchen design. Nevertheless, hardwood makes one of the best flooring options for an open concept kitchen. Check out our Custom Home Builder Tips to Maintain Your Hardwood Floors.

Create a Unique Style for Your Home in Calgary with Your Backsplash

Your kitchen backsplash can be an excellent item to give a unique style to your kitchen and your home. Your backsplash also provides you with an easy to clean surface. This area usually gets people's instant attention when they enter your kitchen. To create a one-of-a-kind kitchen, consider playing with patterns, choose graphic tile, glass tile, reclaimed wood, or galvanized metal for your backsplash. You can even play with your backsplash colours or create a mosaic to lighten up your kitchen.

Three Essential Concepts To Consider When Building Your Custom Home In Calgary

One of the first decisions homeowners face at the very beginning is whether to buy an existing house of building a custom home. If you are still considering these options, take a look at our article 4 Things You Should Know About Building a Custom Home vs Buying an Existing Home. If you already decided that the best option for you and your family is to build your custom dream home, consider these three important concepts before selecting every detail for your new custom home.

Building Your Forever Home vs Building an Investment Property

Even though forever might sound like a very long time, you still should consider if you are building your forever home or if you are building your custom luxury home mainly as an investment property. Depending on your needs and your family’s needs you will want to adapt your home.
Custom Homes and Calgary infills can be a great investment opportunity, learn more about it in our article Why Calgary Infills Make Great Investment Properties. When you build as an investment opportunity you will want to adapt your choices and budget according to your future homebuyers. Semi-detached homes or duplex infills have become a very popular option to invest. If investing in a custom home is part of your plan, you can learn more about it by reading the Advantages and Disadvantages of Living in Semi-Detached Homes in Calgary.
But when you are building your modern custom home to stay in it for a considerable amount of time, you want to adapt your new custom home to any special need you or your family may have in the next 10 to 15 years, or even adapt it to your future children, or grandchildren. Then, your main goal might be building your Calgary custom home and be comfortable and happy with it for a lifetime.

Adapt Your Custom Home Design to Your Needs

When planning your luxury custom home, homeowners usually focus on their current needs. If you are building you forever home, our main suggestion is thinking about your future needs. You might want to think about mobility for when you and your spouse grow older. When discussing your custom floor plan, consider how comfortable you will be in the future with going up and downstairs. Or if you have children, consider how to keep them safe in your modern custom home as well. If you prefer having your master bedroom on the third or second storey, you might want to plan for space to add an elevator or stair lifts in the future.

Indoor and Outdoor Spaces for your Calgary Custom Home

As experienced Calgary builders, we suggest planning for adding enough indoor and outdoor spaces both for your forever custom home as well as for your investment property. Think about the number of rooms you or your future homebuyers will need. Plan your custom home design to include indoor spaces such as your home office or a playroom. If you want to check out some options for your outdoor spaces, take a look at our suggestions in 5 Outdoor Spaces You want to Include on your New Custom Home.

Three Useful Online Resources to Get Inspiration When Planning Your New Custom Home

When you decide to build a custom home, design is one of the most important factors that you want to look at. Your custom home design should meet all your expectations in terms of floor plan, space, and other preferences. Different people have diverse tastes when it comes to home designs and others are controlled by their limited budget. If you have no designing or architectural skill, it can be hard to explain your vision to your Calgary custom home builder, and even to choose the best design for your new Calgary home.

However, you can make use of available online resources to get creative ideas when designing your custom home. Pinterest, Instagram, and Houzz are three major online resources to get ideas for your interior and structural home design.

Importance of a Creative Custom Home Design

When building and planning your new home, whether for your family, retirement or for sale, everything and every feature of your home starts at the planning phase. If you find the best new home builder in Calgary, they can help you to get the design right to avoid future expenses and to complete your project in a timely manner. Building your custom home from scratch is important because you will be able to implement all your preferred features and come up with your unique design rather than settling for a design that doesn’t fit all your requirements.

Another advantage is cost reduction. Your design will be based on your existing budget and the final product will be as per the custom design. If you want to build Calgary modern homes for sale, your design should follow the current trends in the region and a general taste for modern home buyers. As experienced Calgary home builders, at Sunset Homes, we can help you come up with a creative home design.

Custom Home Builder Tips to Prepare to Build Your First Home

Taking the step to build or buy your first home is an exciting and rewarding experience. You have many options to consider, and you want to make your home durable, efficient, budget-conscious and just perfect for you. Your first home can be one of your first significant investments as well, so to assure your happiness and satisfaction with your new home, the planning and designing stage becomes essential. Considering your Options for a New Custom Home

Once you decide that you are ready for your home, the first decision to make is either building or buying a home. In our article 4 Things You Should Know about Building a Custom Home vs. Buying an Existing Home, you can check out which option suits you better. If building your first home as a custom home is your choice, then finding the right Calgary custom home builder is your next step. There are many items that an experienced builder should have, but keep in mind to choose a builder that provides transparency in their work, excellent customer service, years of experience, relevant affiliations, and good quality in their builds.

Custom Home Design and Budget

For your first custom home, you want to keep a couple of things in mind. This can be your home for the next ten years, but you also want to consider any possible changes in your future and think about the possible resale value of your home in case you decide to sell it in the future. When you prepare for your first meeting with your custom home builder, establish a realistic budget and work with a wishlist. You can divide your wishlist into the must-haves or priority items, and the not so essential items, so your Calgary builder can suggest changes and help you keep your first custom home as affordable as possible.

Another item that impacts your budget, and your custom home design, is the size you want for your home. The more square footage your home has, you can expect to pay more for maintenance, utilities, taxes, and so on. Think about the most important spaces you can afford when planning for design and focus on maximizing space on your custom home.

Your budget can be the most critical item for your first custom home build, consider choosing an experienced builder that offers transparency and a way to keep track and control your budget.

Sustainable building for your first home

Green homes are not just a trend in the housing market. Selecting a builder that provides you with options to have a more efficient and sustainable home has an impact on your future bills, your home maintenance, and the overall impact on the environment. Inquire with us and learn about the green building techniques we follow, how we choose our building materials, and how we can help make your home greener from design to even the appliances you want for your first home.

Three Important Reasons for Building a Duplex

Duplexes or semi-detached homes are a common option for a new home in Calgary. This housing option has become an affordable and interesting investment option for many homebuyers. If you are planning on investing in a duplex, consider the possibility of building a duplex custom home, and the advantages of building a custom home vs. buying an existing home. Usually, a duplex custom home shares an existing wall with a neighbor. For this reason, duplexes tend to look similar. If you choose to build a custom home, that means that each side of your duplex home can have unique characteristics, and it can be adapted to the needs of each of the families that will be living there. If you are building your duplex as an investment property, you can add amenities to make each side unique and attractive for your future homebuyers. With an experienced infill builder like Sunset Homes, you can have guidance through your home customization and create an outstanding design for your modern home.

Options You Have When Building a Duplex

A duplex custom home is considered multi-family housing and provides you with a couple of opportunities and advantages. A significant advantage of duplexes is that you don't have to pay condo fees, as you only pay your mortgage and taxes. An excellent way to define your budget for a duplex with your Calgary custom home builder is setting the intention of building your home. You can build your duplex custom home to rent both units, sell both units, sell or rent a unit and live in the other unit, and finally, build a duplex home with and living in both units. Duplexes have become an excellent way for families to live together while maintaining their independence. For example, if you have someone in your family that needs assistance, this can be an excellent housing option.

Advantages of Custom Building a Duplex

There are plenty of benefits of choosing to custom build a duplex in Calgary. Duplexes or semi-attached homes require smaller lots than detached homes, which provides you the opportunity to reduce your housing carbon footprint. At Sunset Homes we care about green building, and we incorporate as many techniques as possible to make your home efficient and environmentally friendly. Building a custom duplex can provide other advantages in the overall cost of your home, reduce expenses, and the maintenance costs as well.

Duplex Custom Home for a First Time Buyer

Duplexes can be the best option for a first time home buyer as they are an affordable housing option and an excellent investment opportunity. A duplex can have a similar number of rooms to a single home, meaning it can still have the right size for a big family, but it will be built on a smaller lot, saving costs to the homebuyer.

Three Things You Want to Know About Multi-Generational Homes

In custom home building, multi-generational homes are designed and adapted to the needs and wishes of two or more generations that will live together. When planning a home with shared spaces for different generations, an experienced custom home builder will start by trying to understand the most critical needs among all family members and adapt these into the custom home design. Multi-generational homes have become a popular option due to the caregiving, health and financial advantages they offer.

The concept of a multi-generational floorplan

Multi-generational homes and multi-family homes are different. On the one hand, multi-family homes look like a single structure, but they feature separate living units divided by walls or floors. On the other hand, multi-generational homes look like a single structure but may be connected or may offer an added unit to the main home. The same way every custom home is different according to our homeowners' needs, multi-generational homes are customized to every family members, they are each unique as every family is one-of-a-kind.

Understanding generational needs for a custom home

The styles and sizes of these homes can vary depending on the family needs and budget. Typically, this kind of home present housing solutions for two to four adult generations. Every generation will require specific items and additions throughout the new custom home. Therefore, it is essential to choose a custom home builder able to integrate the most important features to your floorplan, and still have energy-saving features and a luxurious modern design. Creating a wishlist with the most important elements to add for each generation is an excellent starting point for your multi-generational home design.

Privacy at a multi-generational custom home

Creating a balance between the private and shared areas of your custom home does not need to be a difficult task. You can create more privacy in your new home by adding a separate guest house or creating different master bedrooms for each generation. Also, soundproofing some rooms in the house can be an essential item to ensure each generation can enjoy their entertainment. Many homeowners have decided to add separate entrances, and separate kitchens or kitchenettes to their multi-generational custom home design.

5 Outdoor Spaces You Want to Include on Your New Custom Home

If you are thinking about your custom dream home or a renovation to your existing home, outdoor living spaces can be an essential part of your custom home design. Considering adding outdoor areas to your design may be beneficial for your property's value, as you are adding square footage, and it may present advantages for you and your family. Depending on your selection of outdoor spaces, you can extend your main living area and provide areas for you and your family to enjoy social activities according to your lifestyle. At Sunset Homes, Calgary’s bespoke home builder, we have prepared a list of the most popular outdoor spaces among our homeowners.

Deck or Patio

The patio is one of the favorite outdoor additions to a custom build. Patios are an excellent choice for entertaining spaces during spring and summer. They can be covered or uncovered, and they are usually decorated with plants or outdoor furniture. The preferred materials for patios are gravel, stone, and concrete, and they are typically matched with a garden as well. The main difference between a patio and a deck is that the deck is a flat platform usually made of lumber and it might not be at ground level. Both options make the perfect place for barbecuing, outdoor dining, garden boxes, or hot tubing.

Porches

Porches are an attractive outdoor space option for a traditional home and are usually placed at the entrance of a home. Porches can be both open structures or interior extensions. Meaning that you can add an uncovered or a covered porch to your home. Each option will depend on your home's design. Their main difference is that an uncovered porch does not have a roof and can give your home a sense of length. Adding a porch to your custom home can make a lovely space to relax or have a coffee with friends and neighbors.

Balconies and Verandas

Depending on your custom home style, you may choose to add a balcony or veranda. A balcony is enclosed to the wall and is usually located above the first storey. It provides a beautiful view, and although it might not be a place for entertainment, a balcony makes an excellent reading spot for your custom home. Balconies can match both the traditional and modern styles depending on the material selection. On the other hand, a veranda extends on the ground floor level, and it usually has a roof. Verandas can be considered the balconies of the main floor, and they can have a railing fence. Check out more information about outdoor spaces for your custom home here.

You can choose a solid hardwood floor made from different types of natural wood or engineered wood floors made from laminate or plywood. But the main advantages that engineered wood floors have is that they are not likely to be damaged by moisture, their material is stronger than other kinds of hardwoods, and they represent a more cost-efficient choice. They have different finishes such as urethane or polyurethane, ceramic, wax, or varnish. Ask your experienced custom home builder for help choosing the finish that suits your needs. Nevertheless, when it comes to maintaining and cleaning both kinds of hardwood floors, you can use the same type of cleaner, and the process would be the same. Ask your custom home builder for guidance when choosing the most suitable flooring for your home.

Preventing Damage on Your Custom Infill Home Flooring

Some products can cause damage or change the colour of your hardwood floor. Some can make it slippery, such as products meant for tile flooring. Excess use of water can also cause damage to your hardwood and change its colour or cause it to fade.
If you choose hardwood flooring for a high transit area of your custom home such as your living room, you can opt for using rugs to decorate the room and protect your floors. Also, not using shoes in your home and adding fabric pads to your furniture legs, will help you avoid marks, scratches, and tearing your wood floors.

All Natural Trend for your Modern Home

Although there are many specialized products for every type of hardwood floor, if you are more inclined to a natural, or do it yourself trend, there are many easy ways to make your own cost-efficient hardwood floor cleaner at home. The basic care for your hardwood flooring is to remove the dust and dirt regularly by vacuuming once or twice a week. Then you can damp mop avoiding excess water. You can use water with a ph neutral soap, combine warm water with vinegar, or if you want to make your floor shine, you can add a couple of tea bags to warm water.

3 Tips for choosing your Custom Home Builder: Communications and Customer Service

Having effective communication and quality customer service is a key factor in building or renovating dream homes successfully. As Calgary Custom Home Builders and Major Renovations experts, we know that the building and renovation process can turn out stressful and difficult to handle for homeowners.

Select a Home Builder that Cares about Customer Service

The first indication that your home builder offers quality customer service is that they take their time to listen to you and can answer all your questions. But an effective way to ensure that you will have excellent customer service along the way is to interview past clients. Select a builder that guides you and provides you with enough information to make your decisions.

As professional builders in Calgary, we have experienced that when communication lines are well established with our homeowners, projects succeed and become less stressful allowing our home owners to enjoy every step of the process. If you wonder about steps in pre-construction, design, and construction check out our tips every week.

Communicating with your custom home builder

Usually, in every step of the building process, you will have a meeting with your custom home builder to explain your ideas for your home's design, your preferences for interior and exterior materials, and you will be able to select every item in your custom home. Choose a professional home builder that is open to listening to your ideas, and asks you to provide visual examples as well.

At Sunset Homes, we suggest our homeowners use resources such as Houzz, Pinterest, images, photos or drawings, as well as creating a wish list, when planning their custom homes and even when organizing their ideas for any small or major renovation. Learn more about what to include in your wish list to enhance your home builder's understanding of your vision.

Starting our communications using all said resources have provided less chance for misunderstandings in our projects. Also, in the same way, that you provide all these details, select a custom home builder that follows up with you with design options in writing, schedule construction times and a detailed budget.

Seek a transparent and organized builder

When custom building having a skilled builder is important, nevertheless, choosing an organized builder with excellent planning skills is key. If you are about to build you will need to know details about your home's progress in every phase of your building project. You will also need to plan your living arrangements during construction, moving into your new home, and furnishing your home.

On the other hand, if your project is a renovation and you will be still living at home, you will need to account for any extra measures you need to take such as installing a temporary kitchen depending on the extent of your renovation.

At Sunset Homes, Calgary's bespoke home builder, we organize our projects using an online software that allows you to follow your project online in real time, check any selections made and communicate with us. The expert opinion of an interior to designer either through a renovation or a new build can prevent making wrong choices and enjoy your building process even more.

Although there is a wide variety of Calgary home builders, for custom home building the choices can be overwhelming at times. Many homeowners have precise and detailed wish lists and, nonetheless, may not know how to achieve the style they would like to have in their new custom home. Interior designers are professionals that specialize in interior selections. They are an attractive addition to any building project for inner city infills as they are creative experts that can translate your idea into the right furnishing, fixtures, and finishings, bringing to life what you envision for your modern custom home.

Cost Benefits for your Custom Modern Home

One assumption about having an interior designer as a consultant for building your new custom home or renovation project is that it might increase the cost of your project. Conversely, counting with the assessment of an interior designer for your new build or major renovation might enhance the interest of home buyers if your primary goal is to sell your custom home.

On the other hand, if you are building or renovating for living in your custom dream home for the next couple of years, with the help of an interior designer you can prevent spending money on the wrong choices for your home, thus resulting in positive investment.

Being Time-Effective is Always an Advantage for Custom Home Building

One of the most attractive features of custom home building is to be able to tailor your new infill home to your exact wishes and need. Nonetheless, selecting all the items, materials, finishings and every detail for your new custom home or the area you have decided to renovate can take a good amount of time.
For some homeowners, the process can be overwhelming, but it does not have to be that way. Building Permit Basics for your New Custom Home

In the building and renovation process, once you have your design ready the following step is to gather all the necessary permits to start your project. At Sunset Homes, Calgary's bespoke home builder, we take care of this process for you. As one of our primary goals is to educate our homeowners about the building process, we have prepared this short guide to all the basic concepts you need to know to understand all the permits required for building your new custom home, add any space to your home or have a major renovation.

Changing the use of your land to build your new custom home

The area or zone where you are looking to custom build might have different requirements and restrictions. Depending on the area, you will be allowed to build single detached homes, duplex or multi-residential homes. If the kind of home you are looking to build is not usually allowed in your area, you are required to apply for Land Use Re-designation. Check the City of Calgary website to see the requirements of your zone and ask your custom home builder for suggestions regarding the kind of build that can be done in your land.

Area and Kind of Home

Depending on the area you want to build or renovate, the permitting requirements might differ. If you are looking to build in an established neighborhood or the inner city, thus building an infill, the first steps would be to get a demolition or home removal permit, as well as a development permit. The main reason a development permit is required is to ensure that the construction of this new home is safe and results in a positive addition to the community. Be aware that all homes built in developed areas always require a development permit before applying for a building permit.

Zone and Custom Home Design

Depending on the land use allowed for your area there are two options for your development permit: contextual or discretionary. In simple words, applying for a contextual development permit means that your home's design follows all the City of Calgary’s guidelines in design suggested and that it doesn't require any relaxation of the land use. On the other hand, applying for a discretionary development permit means that your design includes items outside the contextual requirements and requires additional review. In any case, your Calgary custom home builder and designer will guide you through all the requirements and suggest which option suits your project better.

The Building Permit for your Custom Dream Home

Once you have your development permit, the following step for your custom home builder is to get the building permit. The building permit authorizes your custom home builder to build, demolish, relocate, alter and repair a structure. Furthermore, a building permit is always required for new homes and detached garages. The building permit contemplates some requirements such as your home warranty services and work inspections.

Visit the City of Calgary's planning website to check all the requirement checklist, glossaries and more information about all the permits. Lastly, choose a custom home builder with experience in the building process, and that guides you and communicates you every step of the way to build your custom home.

Think about outdoor family activities, adding a deck might be an excellent way to improve living spaces and appeal to your buyers seeking to spend more quality time with their families. Depending on the materials you choose for your deck you can have even a return on investment of 80%.

Choose Modern Additions and Renovations

Landscaping is an improvement that you can do to your home and still have a high return on investment. Even if your home is not a new build, potential buyers are still interested in an aesthetically appealing home, and an excellent way to catch people's eyes is by having fresh landscaping done at your home.

Custom Kitchens and Bathrooms are In

Among any possibility for renovation, customizing your kitchen and master bathroom to create modern luxurious and spacious rooms have become everyone's favourite renovation. As the kitchen has become into more than just the place for cooking, and homeowners seek to share more time and be able to do more activities there, a kitchen remodel catches the buyer's eyes and also has a very high return on investment. Consider adding fuel ovens, energy efficient appliances, and great countertops. On the other hand, bathrooms are highly transited and to make them as appealing as possible to your future buyers, think about upgrading to under-mount sinks, wall-mounted lighting, and granite or marble countertops. If you are preparing to resell, renovating your kitchen, bathroom and adding more living space to your home will add more value to your home and lead to a higher return on investment.

Garage Options for your Custom Dream Home

When planning a new custom home, there are many options to choose to make it unique. The size of your home will depend on your needs and the size of your family. According to it, you might pick a larger or smaller home. Developing your basement to a family or game room, having a deck or garden and creating more livable outdoor spaces would be on your wish list. The possibilities are endless! If you would like to learn more about your wish list basics, check out What to Include in Your Wish List before Meeting your Home Builder.

There are two main options for your new dream home garage. Custom Homes in Calgary might have an attached or a detached garage. Even though there are limited possibilities, one of the most popular questions among homeowners is which option will be the most suitable for their custom homes and lifestyles. At Sunset Homes, Calgary's bespoke home builder, we have put together some essential characteristics about each garage option for your new custom home.

Convenience of the Attached Garage for your Modern Custom Home

Although attached garages might not offer as much space as other kinds of garage, they are convenient and attractive in Calgary's cold winters, as there is no need to leave the house to get to your car. Another positive characteristic about the attached garage option is that they can easily provide a safe space to store tools and other items that you need to have on hand but not necessarily in your home. One of their main downsides is that they take space that could be used for another purpose in your home.

The Attractiveness of the Detached Garage for your New Infill Home

A detached garage is a very interesting and attractive idea to consider for your custom home as it can be placed at an angle or the back of your home. This option also provides more space and it can turn out to be a more pleasing and private option. Their main drawback for Calgary infills is that detached garage can take most of the space of your existing yard, which can translate into less living outdoor space for your family.

Also, to decide among any of the options, homeowners and home builders should take into account the kind of lot and zone to assure the preferred garage option is feasible. For example, for a narrow lot, a detached garage would be the best choice. Furthermore, take into account your custom home style and design. Attached and underground garages are relatively new ideas and would not match perfectly with historical homes.

After choosing the option that suits you and your family the most, talk to your home builder about your garage design and characteristics to ensure it is secure and that it may provide some extra storage space for your custom home.

If you are looking for the best garage option for your new custom home, consider that attached garages are conveniently inside your home, and that detached garages are more attractive aesthetically. Ask your Calgary Custom Home Builder for the best choice according to your lot and home style.

Also, infills activate our communities, bringing more support to local businesses, contributing to the development and refurbishing of local services and recreation areas. The Community of Elbow Park
An excellent location to build an infill is Elbow Park. Within Calgary’s inner city, Elbow Park is a residential neighbourhood in Calgary South West, bordered to the east by Elbow River. 4  Important Things to Know About the Renovation Process

If you are thinking about going through a renovation in your home, choosing a professional to take care of a renovation project is one of the key steps for a positive outcome. Major renovations give a new perspective to your property. They add value and help you adapt your home to any change in lifestyle you are going through or preparing for, such as adding a room, enhancing your kitchen, developing your basement, or just refreshing your home's look.

One of our homeowners' most frequent questions is whether a renovation or new build is the path for them to go. At Sunset Homes, we are major renovators, and we are proud of taking care of your needs as custom builders. Also, one of our primary goals is to guide our homeowners by providing as much information as possible so that they can take informed decisions for their projects. Here is a list of things to go through and discuss with your home builder for your home renovation.

Understanding your Major Renovation Idea
Depending on your needs, meeting at your existing home to listen to your thoughts is an excellent first step. Usually, your home builder will put together a team in which design, measurement, and site inspection can be done at your home to gather all the necessary information and to be able to create the scope of work and design for your major renovation.

For this first meeting, it is helpful to bring any visual help that you can provide, such as Houzz ideabooks, pictures, sketches, or any inspirational materials. This will aid your custom home builder when working on your design and budget.

Creating a Design and Budget for your Renovation Project
After understanding your main idea for renovating, the next step would be to revise the feasibility of your idea and create preliminary drawings to be reviewed along with your designer and custom home builder. Once you go through the revision process and get to the final design, your home builder will determine which building materials, suppliers and sub-trades your project will need. Once that is sorted, at Sunset Homes, we will prepare you a detailed quote for you to study and proceed with your renovation.

Timeline and Rebuild
After your design and budget are defined, a timeline including all necessary permits and documentation will be processed to be able to start with our renovation. With a timeline in place, you can plan either to live at home while going through your renovation or relocate for parts, or the duration, of the renovation. Keep in mind that for some renovations such as kitchen renovations some services might need to be disconnected in case a structure needs to be removed.

Major Renovation Accomplished
Upon completing your renovation, your custom home builder will clean the job site, conduct a final inspection and invite you for a final walk-through. If all details are in order, you will be able to enjoy your brand new space at home.

Are you ready for a major renovation? Contact Sunset Homes today; we are proud to be Calgary's bespoke home builder. We will gladly prepare a free quote and give you more information about our custom luxury homes and major renovations.

Don’t forget to check us out on Facebook and Instagram to follow our exciting updates every week, and to take a look at our beautiful homes in Houzz!

Too Long Didn’t Read (TLDR)
When ready to renovate, your custom home builder will assemble a team to design, measure and inspect your home, proceed to create a budget and timeline for you, work on your rebuild and create an entirely new space that covers all your needs.

How Long Does it Take to Build a Home with Sunset Homes Part II

Last Monday we shared with you the first part of this blog that takes you through the building process. Once we have gone through the pre-construction and design phases (if you missed it, read it here), you can move onto the fun part, your custom home construction process.

Site preparation and foundations
The first step to build your custom home will be to prepare your site. We start either with demolishing or moving the existing building and then clearing, excavating and levelling the site according to the architectural plans. Check the Five Facts about Green Building and House Removal to learn more about this green building initiative.

Following to this, the crew would lay out the footings and assemble the ICF foundation walls, and then pour the concrete onto it. If you want to learn a little more about ICF foundations, we recommend our articles Benefits of ICF Foundations and 5 Reasons Why Using ICF is a Better Option than Standard Cribbing.

Once the concrete is poured, and it has had time to cure, the crew will be ready for waterproofing and installing any plumbing that is needed on the first floor or basement. Once this is done, there will be an inspection. If everything has been installed correctly and according to the codes, your custom home builder can proceed to the next step.

Framing and mechanical systems
In this phase, your home will start looking like a home and less like a construction site. It entails major structural work, and as a result, the skeleton of your home will be completed as well as the walls, floor and roof systems. If your garage is attached to your home, it will usually be done during this stage. Conversely, if your garage is detached and you wish to use it for storage during construction, you can talk to your custom home builder and request to build it after demolition.

Once the framing is ready, the crew will proceed to work on siding and roofing. At the same time, all the mechanical systems are installed, which includes: heating and cooling units, plumbing lines and electrical systems. After the roofing is ready all the electrical work is completed including wiring for telephone, cable, tv and other systems. At this point, there will be inspections for rough framing, plumbing, electrical and mechanical systems.

Insulation, drywall, and Finishes
In this step, your custom home builder takes care of the insulation of your home, depending on your selections this could be made with a variety of materials. The most common types of insulation used in new homes are fiberglass, cellulose, and foam. ICF is the most environmentally friendly choice for building your home; it offers better insulation, will help you save energy, and is a resistant structure for your home.

Next in your custom home construction schedule is to complete the drywall, followed by applying a primer coat of paint. At this point, exterior finishes such as stucco, stone, and siding are installed. After this, other interior work is done, for example, all the flooring, interior doors, cabinets, and windows are installed.

Fixtures, appliances, and landscaping
At this point, your modern custom home is almost ready, and the faucets, countertops, light fixtures, plugs, and appliances are installed. Your bathroom fixtures, sinks, and toilet are put in place, as well as any mirrors, and shower doors. Once everything has been installed, a final clean-up of your new custom home is made. Finally, the last detail to include would be your exterior landscaping. Grass and trees are planted as well as any other landscaping desire you have will be completed.

Final check and homeowner walkthrough
At this point, a final inspection is made to your home to check if all the items have been installed and completed correctly. Finally, your custom home builder will invite you to a walkthrough to give you the opportunity to review any item that needs to be adjusted. Once this is done, your home is ready to welcome you!

How Long Does it Take to Build a Home with Sunset Homes Part I

One of the main concerns homeowners have when considering building a custom home is the time it may take to be completed. With custom infill homes, the completion time will depend on the size and complexity of the home’s design, as well as the weather conditions and the location or area in which the custom home will be built.

Single or multi-family custom homes
At Sunset Homes, Calgary’s bespoke home builder, based on our experience and organization from the size point of view for our single detached custom homes your construction project’s schedule might be running between 8 to 10 months.

To build a duplex it takes between 10 to 12 months, a triplex between 11 to 13 months and for a fourplex 12 to 14 months. These times might vary depending on the square footage of each home. Discuss with your home builder and ask them to provide a clear schedule of your project.

At Sunset Homes we use online software to organize our construction projects and our clients can follow their project schedule and completed tasks in real time. Check out our educational process videos and more information about this software here. Breaking down the construction process, each phase will take different times.

Pre-construction and design stage
Depending on every client this stage can take between 2 and 4 weeks. This is when the future homeowners and the custom home builder have the chance to talk about the vision for the custom home. In our initial meeting, we try to figure out answers to questions and details such as: How many square feet do we want or need? Where should the master bathroom be facing? How will the rooms be distributed in the house?

The following step is having a Schematic Design Meeting in which the homeowner, the custom home builder and the design team see a first visual approximation to your home and start working on all the changes and additions. Learn about every detail of the design stage by reading our article The 4 Phases of your Custom Home Design Process

Paperwork and selections prior to construction
Once you have finalized all revisions of your design and we have our DP drawings, we apply for a Development Permit. This process might take between 4 and 6 weeks. Once your DP is approved we meet with you to start making your selections.

Your selections entail interior colours and materials for details such as: plumbing and electrical fixtures, fireplace, flooring, carpet, hardwood, tiles, backsplash, countertops, cabinetry, and stairs. Also, you will get to choose exterior colours and materials for your roofing, siding, windows, doors and masonry.

Parallel to your selections we apply for a building permit and demolition permit. The building permit will take between 2 and 4 weeks, and your demolition permit will take 6 weeks. Nevertheless, the demolition permit wait does not affect our process. Check the second part of this blog for more details on construction stages and times.

Latest Kitchen Trends for Modern Custom Homes

In 2017, modern custom homes have spacious, comfortable and functional kitchens in which cooking is not the only activity anymore. In this modern home design, the main floor includes an open space kitchen that serves as a multi-purpose room.

The latest trends for custom kitchens include a space in which you and your family can entertain guests, work from home, cook, and share family time every day. Being part of the open space concept, the kitchen design is connected to the living and dining rooms as well, creating a sense of openness and more space.

At Sunset Homes, Calgary’s bespoke home builder, we have checked the latest trends to give you some ideas and some inspiration for planning a kitchen renovation or to include in your custom home.

Go-to colours for your new luxury home
White kitchens continue to be everyone’s favourite. Nevertheless, grey and brown have been trending this year. Calgary modern homes are displaying matching colours for cabinets, backsplash, and countertops. Moreover, having light colours in different shades is also a big trend this year.

Graphic tile for custom modern kitchens
Traditional tile is still being used in all white kitchens, but also graphic patterns are a good addition to customize your kitchen. If graphic tile doesn’t match your style, choosing a light tile colour with some texture can bring that unique touch as well.

Calgary infill homes include super pantries
Homeowners nowadays need plenty of storage space. A walk-in pantry design or up to ceiling kitchen cabinets are big trends for pantries this year and both options provide plenty of storage. Some super pantries include built-in spaces designed for your appliances, drawers with cutting tables, and spots to place your laptop.

Under-Cabinet Lighting
Another small addition trending in 2017 to customize your kitchen is adding under-cabinet lighting. This kind of lighting will help brighten your countertops and provide a unique style to your kitchen as well. If you already decided your custom kitchen layout and are thinking about some details to give a unique touch to your kitchen, check out our article 3 Things to Consider When Selecting Kitchen Cabinetry and Door Hardware to get excellent ideas.

Custom Home Builder Tips for Maintaining Your New Custom Home

Home maintenance involves not only developing a course of action to keep your new modern home clean and tidy. Regular or general maintenance is necessary to keep your home’s energy efficiency on point.

4 Things you Should know About Building a Custom Home vs Buying an Existing Home

When you are ready to invest in a property or upgrade to a new home, you have the option to buy an existing home or to build a custom home. Depending on your plans with the property, family size, and lifestyle, one option might suit you better than the other.

On one hand, custom home building allows the homeowner to plan the design, choose every item in the house, and to select the quality of the building materials. On the other hand, many homeowners have expressed that buying a modern home is an excellent option because it can take a shorter amount of time.

At Sunset Homes, Calgary’s bespoke home builder, we seek to help and guide homeowners and future homebuyers with all the information necessary regarding Calgary custom homes. That is why we have prepared this list of things to consider when deciding between building a custom home or buying an existing one.

Location of a new home vs. a custom home
Your new home’s location will impact your life in many ways. Depending on your family needs, you would have to consider school districts, your commute to work, and of course the neighbourhood that would suit your family the most.

New homes and new developments are usually far from downtown, whereas custom infill homes are located in the inner city. Living in Calgary’s inner city could offer you and your family many advantages, you can read more about it in our article 3 Benefits of Building a Custom Infill Home in Calgary. Take your time to talk to some Calgary custom home builders and inquire about location.

Convenience of a modern custom home
Always depending on your needs, one option could be more convenient than the other. For example, building a custom home allows you to customize your home, add all the rooms you need or your family will need in the future and use space efficiently. This means that a modern custom home adapts to your family’s needs.

Nevertheless, the custom building process takes longer than the process of buying an existing home. If you have the time to go for custom building, make sure you can develop a positive relationship with your homebuilder.

In Sunset Homes, to make the building process time more efficient, we always try to maintain the best communication possible with our homeowners and we keep them updated with every detail regarding their building projects using co-construct and our online software. Check out our educational video about it.

Custom Building entails a Different Budget and Schedule
Many homeowners are inclined towards custom building but fear that building a modern infill would be a higher cost and that besides taking longer, there is the possibility of going over budget. On the other hand, homebuyers feel less concerned about their budgets when buying an existing home.

If you decide to build with a reputable custom home builder, you should never encounter any of these problems. Ask for references and past experiences from other homeowners that have built with your custom builder of choice. And also, you can ask your builder for savings advice.

Another aspect that concerns your budget is that after buying an existing home it is common to undergo renovations or upgrades.

The renovation costs can be delayed or you can decide to make upgrades after moving into your new home. Although, when you decide to a custom build, as everything is customized, you won't have to account for any renovation in the near future.

Quality of Building Materials
When buying an existing home, there is little possibility to assure your home has been built with the best building materials possible. Conversely, when building a custom modern home, choosing high quality building materials is easier, as well as incorporating green building practices.

Sunset Homes is part of the Built Green Program and is actively seeking the best way to provide our homeowners with the best quality materials for their homes as well as the most energy efficient structure possible.

Are you ready to build a modern custom home? Contact Sunset Homes today; we are proud to be Calgary's bespoke home builder. We will gladly prepare a free quote and give you more information about our custom luxury homes and major renovations.

Exterior Finishing Options for your Custom Home in Calgary

At Sunset Homes, Calgary's bespoke home builder, we want to provide our homeowners with many options to go through when they are in the selection process for their new homes. Exterior finishes are integral to your home’s look, aesthetics, and style. In our building process, we are always looking to guide our homebuyers and help them select the best options for their homes.

What to Include in your Wish List before Meeting your Home Builder?

Building a custom home is one of the best options homeowners have for making their dream home happen. When it is time to choose the best home builder for your new custom home in Calgary, the easiest way to present and explain your project is by creating your wish list.
A wish list can turn out to be the most organized way to describe your project with many details to your home builder and to start a clear communication of your vision for your new custom home. You don't need to take many hours to create a wish list for your custom infill home. Check out these tips Sunset Homes, Calgary's Bespoke Home Builder has prepared for you to create your perfect wish list:

Take your current home as a starting point
Kitchen and bathrooms tend to be the most renovated areas in a house. Now that you have the opportunity to have them brand new check out what you enjoy the most about your current kitchen and bathrooms, and also what you find useless or that you don't like anymore.
Take notes of every detail; all these ideas will come handy for your home builder to take into account for your custom home design and create a luxurious and functional space for you and your family.

Interview other homeowners
You might be considering many options for your custom home design. As an initial step in your wish list, you can do some research in visual resources such as Houzz and Pinterest. This exercise will allow you to grasp an idea about trends. Once you have a design in mind, ask your home builder to put you in contact with other homeowners. Talking to other homeowners is an excellent opportunity to ask them about their process with your home builder, and to ask about what has been a good choice in design and what they would change.

Items you should not forget
Now that you have a style for design in mind as well as your preferred areas to build within the city, think about including these items to your wish list:

  • How big do you envision your home? Have a square footage approximate, as well as the number of storeys, bathrooms, and bedrooms you would like to have in your custom home in Calgary. For example, if you are planning to have children in the future, you can include this into your home's design and size.
  • Have you thought about adding any entertainment spaces to your home? You have the chance to think about having a patio, deck, media room, recreation room or even a wine cellar.
  • Would you like to add working space to your home? If you enjoy working from home, adding a home office to your wish list will be an excellent idea.
  • Do you want a fully developed basement? Maybe you are thinking about having an entertainment area in your basement or having a basement suite.

Organize your ideas
Now that you have a better vision of your home, you can organize all the items in your wish list in Houzz. Creating ideabooks will allow your home builder and design team to understand your vision and also to ask you more detailed questions to customize your home to your needs. Add notes to your favorite cabinets, counter-tops, flooring, lighting, bath fixtures, landscape, etc. These will come handy when you get to selections process.

5 Important Questions to Ask your Home Builder for your Major Renovation

Major renovations give a new perspective to your property; they help to adapt your home to any lifestyle change that suits your needs, they enhance your home value, and provide you with a more comfortable, happy environment.
Once you have decided that you are ready to embark on your renovation project looking for the best home builder that takes cares of major renovations becomes the next key step. Think about these important questions you can ask a home builder to determine if it is the best match for your renovation project.

Feasibility of your Project
Depending on the kind of renovation or improvement you have in mind, make sure your home builder clarifies that your vision for your project is possible at a structural level. And also take the time to address which adjustments you would need to make to incorporate your home routine. For example, if you are thinking about a kitchen renovation, ask your home builder if you could install a temporary kitchen in another area of your home or if it would be more suitable for the scope of your project planning to move out during the renovations.

Home Builder Experience
Ask as many details about the home builder as possible. For example, how many projects like yours has your home builder done and ask them to provide a portfolio or pictures of these projects. Additionally, ask for references from previous home owners who have done a renovation with the builder and look up online to check out if the homebuilder is registered or part of associations such as the BBB, Built Green Programs, the Canadian Home Builder Association and if it has reviews and online presence.

Team and Process
Your renovation process requires the right team to be timely and meet your needs. Depending on your vision you might need a designer, architect, engineers, a project manager, and, of course, all of the sub-trades. An organized and efficient home builder will provide you with details and guidance about the team that will take care of your project as well as all the steps to be covered and considerations to be made for your project’s timeline and pricing. Additionally, ask your home builder how your property is going to be protected during renovation and ask about the communication process during the renovation period.

Schedule and Budget
A transparent home builder should be able to provide you with clear timelines for every step of the process. It also should present you with a written schedule in the proposed budget. Make sure to inquire about the best times to start your project and if the home builder will accommodate your needs. Another key question regarding the schedule, process, and communication between the builder and homeowner is the changes or adjustments that might need to be done to your budget and timeline and if the home builder has considered such possible changes in the proposed budget.

Paperwork Through the Process
Ask your home builder for guidance regarding permits and city applications. Your home builder will have more experience in such matters and can include taking care of all the paperwork necessary to initiate your project. Also, ask if a deposit and insurance will be included in your quote and that all the terms cover your needs.

Too Long Didn’t Read (TLDR)
Ask your home builder as much as you can about the feasibility of your project or which adjustments would be advisable for your renovation. Ask and confirm your home builder’s experience, check out if they have a team that can cover all the phases of your process and ask for clear timeline and budget.

3 Things your Home Builder and Major Renovator should Include in your Estimate

If you are considering planning a new custom build, or having a major renovation done to your property, one of the most valuable tools that will help you through your process will be an estimate. A reliable and transparent home builder will make your building or renovating project exciting and joyful, and the way the estimate is created can be a reflection of how the home builder works. Even though the price is what the estimate is all about, a good estimate presents detailed information about what is included in your project, the steps it will go through, the materials that need to be selected and their quality, the workforce organization, among other details. At Sunset Homes, Calgary's bespoke home builder, we have prepared a list of important things that should be included in your estimate for a new build or a major renovation.

Scope of work and pricing
Depending on your project’s purpose, your price can be presented to you in a quote, meaning that your work has a final fixed pricing and that no changes will be necessary for the future. The second option your home builder can present to you is an estimate, which will be an approximation to the final cost of your project. Every home builder has a different way to present their estimates, and they might have different kinds. At Sunset Homes we offer three different classes of estimates, and you can learn more about them in our article 3 Steps to Create the Final Budget for your Custom Home in Calgary. Whether your homebuilder presents you with a quote or an estimate, make sure they explain and include as many details about their process as possible.

Materials
In every step of the pricing, your home builder should be able to provide you with detailed information about the quality of the materials to be used in your building project. For Sunset Homes, green building is an important part of our process, so we make sure our homes are built with quality materials within the Built Green Program. Once your home builder has a set of plans and drawings for your project, your estimate will reflect a more accurate pricing for the cost of materials.

Process and Timelines
From the beginning, it is important that your home builder explains to you the approximate amount of time your building project will take, as well as, each phase of the building process. Having completion times per phase will help you plan and work on your selections and to be aware of your project's progress. This will also help you prevent cost blowout and plan your project's financing.

Other things to consider
Ask your home builder about the different options of contracts available and to include all deposits and payments details. Make sure everything you want your homebuilder to take care of is included in your quote. For example, you will want your homebuilder to take care of all details regarding permits and architectural design as they play a key part of your building project.

3 Main Reasons Homeowners decide to do Major Renovations

Our homeowners usually approach us inquiring about the benefits of doing renovations to their homes. Renovations can go from a small home improvement to major changes to customize your home to your lifestyle and add a fresher look to your property.

The most common renovations homeowners are more interested in are kitchen, bathroom and basement renovations. One of the main reasons our homeowners choose to renovate instead of building a new home, besides budget, would be that they do enjoy the community and area they live in, they have a home they are happy with and envision themselves in the next 5 to 10 years in the same home.

If you are of this mindset and have been thinking about customizing and improving your home to be more comfortable and updated to your lifestyle, consider these three major reasons.

Improve your lifestyle
Your vision and needs for your home can change within the years and as your family grows. Deciding to renovate your home can accommodate your new needs, add more living, and customize your home with well-designed spaces that give you a sense of spaciousness. You can choose to add another storey to your home, remodel your kitchen to create an open concept on your main floor, enhancing your home’s bathrooms, adding that home office or space to entertain your guests indoors or outdoors, there are many options.

Enhance your home value
Although there is a debate whether home renovations increase your home value, if you add living space to your home you are adding square footage and a well-designed renovation may add value to your home. Get the opinion of your preferred builder as well as of a local real estate agent to be sure and determine the value that your home renovation may potentially add to your home, so you are completely sure of this home investment. To improve your home value, you might consider renovating your flooring, fixtures, the kitchen, bathrooms, or adding a new suite.

Be happier, safer, and more comfortable
Deciding to renovate your home, even a minor change, might restore your home’s character and provide you with a new sense of love for your home. Also, when you decide to renovate your home you can make it eco-friendlier. You can add small modifications that are also affordable and can help you save on your utility bills. Finally, remodeling can add increased functionality and beauty to your home.

2017 Laundry Room Trends for your Custom Home in Calgary

Regardless of its size, your laundry room is one of the most important rooms in your home, doing the laundry is one of the main chores at home and is key to maintaining a clean and functional household. Your laundry room will constantly be in use, therefore, it should be functional and efficient. This space doesn't necessarily need to be a boring place. It is desirable that your laundry room has a comfortable and functional configuration and a modern design that matches your home design as well. Check out these laundry room trends of 2017 that will come in handy when planning your laundry room for your new custom dream home.

Location, Location
Many homeowners have this question when planning their home design. The best place for your laundry room will depend completely on your needs, the size of your home, and the size of your family. The preferred location for laundry rooms among our homeowners is the second storey. This might be a convenient location for every family member, it is not visible to visitors on the main floor and doesn't have to take up a lot of space on your second storey, in fact, and it can be designed to appear as a hallway closet. Other widely picked locations for a laundry room are the basement and mudroom. Although with these two areas you might want to take into consideration all the stairs it would take for your laundry to get there, with a beautiful design it might turn out into an excellent and comfortable space.

IInclude Plenty of Storage
Having an organized and functional laundry room entails having plenty of well-designed storage items. Discuss with your home builder and designer to select custom cabinetry, add pull-outs such as drying racks, drawers, or an ironing table, and don't forget that you will need a counter space. In 2017, the trends for laundry rooms include a built-in closet on which to hang all items and prevent your laundry from wrinkling.

Space, Colour, and Light
Usually, laundry rooms are small, and you don't need it to take up a large space in your home. To create a sense of larger space, our homeowners are going for light colours or just choosing white for walls and cabinets, and luxurious dark appliances. If you can add a window to your laundry room, natural light will help to create a sense of larger space. If a window is not in your plans, you can try under-cabinet lighting that can accentuate and transform the appearance of your laundry room.

3 Smart Items to have in your Custom Home

In the last few years, homeowners have become more and more interested in including all the technology possible into their custom homes. The concept of smart homes has become more accessible too, and it represents a very interesting investment to make for your new dream home or if you are building to sell. A smart home includes any item, gadget or appliance connected to the internet; homeowners can interact and control these items using the internet or their smartphones.
Sunset Homes provides guidance on this topic to its homeowners, and in our latest project we have included smart home items, you can check more about it here, and you can check out the progress of this project every Tuesday on our Instagram account.
There is a great variety of smart home products for controlling your lighting, thermostat, security, appliances, and sound systems. Thinking about all these options, we have selected the top smart items you could include in your new custom home in 2017.

Get freedom from keys
Forget about losing your home keys; smart locks are an interesting option to avoid having multiple home keys. There are many kinds and brands of smart locks, and they are quite accessible. You can connect your locks to your phone and grant permanent and temporary access to your home with anyone you choose to. Among the many options available, August and Schlage Sense are the most well-known, they are both compatible with smartphones and Apple watches as well as with complete smart homes systems such as Apple Homekit or Amazon Alexa.

Control your lights
Smart bulbs, or smart lighting, is a new concept of bulbs that are designed for energy efficiency; they include automated controls that can be programmed to adjust according to the time you are at home or the amount of daylight. You may find these smart bulbs in white and other colors, although they are more expensive than regular bulbs, they last longer and are energy efficient. You don't need special wiring for your smart bulbs so you can change into this technology anytime. Finally, you can choose a smart bulb that has an advanced feature to be configured with other smart items such as your smart lock, music or alarm systems.

Smart Security System
Your home security can now be wireless and connected to your phone as well. The Smart Security kits are still a new development. This option could be less expensive than a traditional security system, and among the advantages it can provide, you don't need professional monitoring and can have it configured in your smartphone as well.

3 Essential Items to Keep your Mudroom Organized and Maximize Space

When planning a custom home, one of the best things is that you get to customize your home to your needs and to select all the items you want for your home. Many homeowners question themselves about the importance of a mudroom, where should it be located (back entrance, side door or main entryway), and also how to create an appealing and functional space. Mudrooms serve as a transition room, and its primary purpose will be to store items you take outside your home, especially items used often.

Originally, mudrooms are thought to store your coats, bags, and boots. Nevertheless, many homeowners have included in their mudroom design a unique space for their pets' bowls, incorporated storage space for their outdoor and sports equipment, and some have even combined their mudrooms with their laundry rooms. Draft an idea to what is best for your needs and discuss it with your home builder and designer. Mudrooms usually take up a small part of your home and planning your mudrooms design can play a great role in keeping it organized in the future. Sunset Homes, Calgary's bespoke home builder, has created a list of must haves for your mudroom to keep it clean and organized.

Maximize Space with these Items
Include hooks to secure outerwear, bags, backpacks and other items of your day to day. If you install hooks at two levels, you will be able to maximize space and visualize your items better. Some of our homeowners have adapted their design to have their mudroom cabinetry running up to the ceiling, thus, creating more storage space for seasonal items and leaving the easy to reach space for the everyday items. Think about including many shelves and you can use baskets to organize and hide things in every shelve. Also, plan to have some drawers added to your design to store many items that you don’t want visible.

Go for a Built-In Bench
Adding a built-in bench in your mudroom is an excellent solution to having a place to sit and being comfortable while putting on or taking off your shoes, as well as it provides more space to put your belongings and you could incorporate even more storage space underneath.

Essential Flooring Elements
Your mudroom is called such because it is the place where all the dirt from outside will concentrate. Many homeowners have expressed that they still envision their mudroom as a stylish and clean place that matches their custom homes design and keeps the luxurious look. A very good idea for this high-traffic area is to have tile flooring; this flooring option will make the cleaning a lot easier. Finally, adding a weather-resistant rug will also help with dirt and mud control in seasons like winter.

Types of Roofing Materials to Consider for your Custom Home

The best part of building a custom home is that you can choose everything about your home. Your roof is fundamental to your home’s structure. Your roof will endure intense weather, so you will need a high quality, durable, strong, stylish and affordable roof that can keep out any water and moisture to prevent complications with your home. Your home builder will be there to guide you through the selection process and help you as much as possible. At Sunset Homes, Calgary’s bespoke home builder, we have prepared a list of the most common materials used for your roof; the follow is a list with more details about each.

Asphalt Shingles
They are also called composition shingles. This option is the most used roofing material as it is easy to install, it is the most economical option, and it is fire and wind resistant. There are various kinds of asphalt shingles and their life expectancy can vary between 20 and 50 years. Plus, they come in a variety of colours and designs to match your home design vision.

Metal
There are many options that can be included in this roofing category including aluminum, steel, copper, or zinc alloy. This option has a life expectancy of 40 yo 70 years depending on the material, and it can be installed as sheeting or tile. This roofing option is more durable than asphalt, it is wind resistant, and may be made from recyclable materials. But this option does not match as well with all home styles, so this is something you would have to consider.

Clay and Concrete Tile
These are two of the most enduring options for your roof and they also are available in many colours and have a long-life expectancy, both options are heavy. On one hand, clay tiles are fire resistant but resistance to wind is lower, and they can be costly. On the other hand, concrete tile is less expensive than clay tiles. Concrete tiles are also very fire resistant. If your home has a Spanish or Mediterranean style this roofing material will match perfectly. Their main downside for Canadian winters is that clay tiles can crack during extremely cold temperatures.

Wood Shingles and Shakes
This roofing option has been widely used for a long time. They are a very nice look and match with bungalows, historic and contemporary styles. They are less fire resistant, although they can be treated with a fire retardant. They are made from natural materials, are moderate in weight and are not too expensive, but they require a lot of maintenance.

Is a Finished Basement Right for You?

Nowadays, the basement has become a room that means more than storage, as you plan to build a new custom home, you will have to decide whether a developed or finished basement is convenient for you. This decision might depend on the purpose of this new home, if it is a custom home for you and your family to establish and spend your future there, or it can be a new investment you are embarking on to sell shortly. Developing your basement also influences the cost of your investment, for that reason we have prepared a list of benefits you can get from a developed basement.

SV 51

Adding more living space to your home
It is true that in a home, underground spaces have a lower value per square foot than above ground areas. Nevertheless, finishing a basement offers more living space that can be used for many purposes. This living space adds value to your home and opens new opportunities for your family to enjoy more activities at home. For example, you could use the basement space for adding a gym, game area, bar or wine cellar, or having guests.

Investing to generate income
Even though not developing your basement might be a good option for your homes or future property buyers, taking the decision to develop your basement into a rental unit may translate into an excellent way to generate income and recover part of your investment. Developing your basement has demonstrated to be one of the preferred renovations and is the one that could generate the best Return on Investment (ROI).

SV 38

Maintaining your home's style and design
If you opt for building your new dream home with a developed basement, you might find it easier to keep your home's style and design. Developing when first building can mean that you will have the same homebuilder and that your design is coherent. Additionally, it will help you avoid investing more time in the future on a renovation.

3 Things New Homeowners Need When Moving In

If you are ready to move into your new custom home, or near the time, it is a good moment to start planning and making a list of all the things you will need. Your new home is a blank canvas, a new opportunity to create a pleasant environment that you and your family will enjoy for the next years.
At this point, if you are building a custom home, you already know all the details, measurements and rooms your home will have, and you have most likely selected the colours of each room. So, the next step will be furnishing and giving the final touches. This could be a nice entertaining task for you.
If you created ideabooks on your pre-construction phase, they could be very useful for choosing furniture, and other items that you will need when you move to your new custom home. Take a look of some of the things to add to your list for when you are ready to move to your new home:

Furnishing essentials
Among the many things you can include in your home, the main item to add to your list is furniture, and this will apply for every room in your home. Although it might look simple, the list can become vast, so account for the essentials.
With the open concept and modern home designs, the kitchen has transcended from a place to cook and eat to the main space for having family time, socialising, and entertaining friends. For your first months, you will need some kitchen essentials like basic cookware, glasses, cups, garbage cans, cleaning materials, and appliances. Ask your home builder if they include appliances and if they are energy-efficient. Next to your kitchen will be your main living room, select a comfortable and stylish sofa where you can sit and read, or watch tv and relax.
The most important piece of furniture for your home as soon as you move in will be your bed with good and comfortable pillows and bed linens. Your bedroom will be your prime place to relax and recharge your energy. Don't forget about beautiful lamps, bed tables and a nice alarm clock. Sometimes ordering furniture can take from 6 to 12 weeks to arrive, take this into account to order your essentials well in advance.

Outdoor entertaining
Your new home needs all the perks for enjoying nice times and good weather with your family and friends. Choose durable furniture for your patio, backyard, or deck. You could pick comfortable chairs, benches or even a couple rocking chairs with an outdoor table. One of the nicest additions for outdoor entertaining will be a barbeque grill. You can enjoy it on sunny summer days with your friends and family.

Essential tool kit and repair items
Your new home will require some maintenance, installing items, and also, seasons will require for you to adapt some things at home. Keep in mind having some useful tools are beneficial such as a hammer, screwdriver, wrenches, tape measure and wood glue. All of these will help you in the most unexpected moments. Be prepared for winter with a couple of snow shovels and salt for ice. Ladders will always be useful; you could pick a big one for the outdoors for replacing shingles, and a smaller one for you indoors for accessing tall pantries and changing light bulbs.
Consider having your lawnmower and don't forget your garden kit; you will need a garden hose, a trowel, a cultivator, shears, and a pair of gloves.

Top 3 Upgrades that Add Resale Value to your Home

If you are considering selling your home, you might be wondering what you could do to increase the value and make the most for your next investment. Having plenty of space and updating some key areas of your home may help you make your home more attractive. Reports from sources such as Remodeling Magazine, Realtor Magazine, and Houzz reveal that the best improvements that add value and have the highest payback when selling your home have to do with adding more living and entertainment space to your property as well as making minor to major improvements to your kitchen and bathroom. At Sunset Homes, we build custom homes and also take care of major renovations. We understand that the final value of your property plays an important role if you are looking to sell your property.

Kitchen and bathroom improvements
Nowadays these two rooms have become the most important in your home and making little improvements such as replacing old sinks and plumbing, and adding more storage revamps adds value to your home. The luxurious and spacious vibe is what is most expected of the kitchen and bathroom.
On the kitchen, you could make little changes. If your kitchen doesn't have an island you could consider adding a movable island with plenty of cabinets, remember that more storage is always better. Also, upgrading to stainless steel appliances gives a luxurious look.
If you are able to go even further, you can upgrade your countertop to quartz as is the preferred material for luxurious kitchens at the moment. A small change in your bathroom that can add value to your home could be adding a new window that allows better natural light. Also, changing the old vanity and sink will give your bathroom a fresh look.

Basement development
Thinking about adding living spaces to your home? Developing or renewing your basement can be one of the best investments you make to add value to your home. Redeveloping your basement into a suite or apartment means that it can become a rental property and that will completely increase your home value.

Exteriors and landscapes
Adding living and entertainment spaces to your home is an excellent way to increase the value to your home. Outdoor areas can be improved by including a deck or installing a grill. A small upgrade in your land and adding new plants to your entrance might lift your landscape and make your home look more attractive.

5 Ideas to Make your Custom Home Greener

Last weekend we celebrated Earth Day as a reminder that we should continue our efforts of preserving our environment. At Sunset Homes, we are a proud member of Built Green Canada and the Canada Green Building Council.  As home builders, we know that these practices offer many benefits to the environment and preserve natural resources, and improve life quality. Additionally, a green home can help you save money and improve your property's value. For these reasons, we have prepared the following five ideas to help you make your custom home greener.

Choose quality materials
Through our blog, we always recommend choosing quality materials as they play a key role in your home's value. Although the general thinking is that green materials costs are higher, in the long run, they are energy efficient, help in saving you money, and provide a more durable home that enhances a healthy lifestyle.

Go for energy efficient windows and design
Ask your home builder and designer to include as much natural light as possible for your home; this will allow you to use your windows to create an impact on your custom home's temperature. Energy efficient windows provide excellent insulation; they will help your home keep warm in the cold weather, and they will keep your house protected and cool during summer. Managing natural light, as well as having the protection energy windows, provide, will help lower your energy bill.

Choose the right insulation
Insulation protects your home from extreme weather as well as from noise. In previous blogs, we have talked before about the benefits of building with ICF (Insulated Concrete Forms) and how this material will reduce noise transference and will also protect your home from extreme weather. Also, a little addition such as insulating your home's water pipes will make an enormous difference in reducing heat loss and raising water temperature, and this option is not costly.

Check your home for any leaks
Make sure to replace, repair, seal or caulk any leaks at home. Check for faucet and toilet leaks which are the most common and create incredible amounts of water loss. After proofing your home from any leaks, you will notice the change on your water bill. Another small and accessible tip for saving water is to use water saving shower heads.

Choose energy efficient appliances
Select your new home appliances or replace your old ones with appliances that follow the Energy Star standards as they will use less water and at least 50% less energy than other appliances. Furthermore, energy efficient appliances have a longer lifespan.

3 Important Aspects about Doors for your Custom Home in Calgary

Part of your selection process, when building your custom home, is deciding the kind the doors for your entry, bedrooms, and interiors. Your doors play a part of the aesthetics of your custom home and at the same time contribute to the general impression people will have of your home. There are three important aspects to know and consider when deciding which door would be the best fit for you: the kind of material you should choose, the door style you want to have and the type of door that would be most suitable for each area.

Materials matter
Doors can be made of many materials, but the most common are wood, steel, aluminum, and fiberglass. For the past few decades, wood doors were considered the best pick for entry doors, although nowadays homeowners are turning to fiberglass doors.
The main feature that differentiates fiberglass doors from wood doors is that they are energy efficient. Also, they can look like real wood, provide better insulation than other door options, and they require minimal maintenance. Additionally, these doors also allow you to choose a glass insert and customize your door according to your preferences.

The main advantages of wood doors are that they are easy to repair, they are the classic choice and they give a warm and inviting look. On the downside, wood doors require high maintenance and can be an expensive option. The main advantage of steel doors is that they are resistant, energy efficient, and not too costly, but they are not the best choice regarding insulation, and they can rust.

Styles
There are many styles available to choose from, especially for your entry doors. You could choose to have either a single or double door. You could also add sidelights on one or both sides, and a transom or glass panel above your door that can be rectangular or curved. Adding any of these features will give your door a unique appearance.

Types
There are many kinds of doors for interiors or exteriors. However, the most commonly used in a custom infill home are panel doors or windowed doors for the entry, french or sliding doors for your patio and flush doors as they are one of the least expensive options. The sliding doors work nicely for small spaces such as your mudroom and laundry room. Also, for an open concept home glass doors are a nice choice to maintain the spacious look.

Ask your home builder for guidance regarding these three aspects and to help you selecting which would be most suitable for your home vision, size, and design.

5 Items you Want to Have in your Ideal Master Bathroom

Nowadays, the master bathroom has become an important space of your custom home. If you are creating a wish list of what your custom infill home in Calgary should have, or you are thinking about a master bathroom renovation, we have made a list of some items you would want to include.
A luxurious, spacious and relaxing master bathroom could provide you with the perfect setting to escape from everything and enjoy after a long day. If you envision your ideal master bathroom as a place to pamper yourself, you can play with your design ideas and choose items that will turn your master bathroom into a unique place.

Think about having options
Instead of choosing between a shower or a tub, pick both. Choose to have plenty of space for your master bathroom design, so you can have them both but separated. A free standing tub is one of the best picks, as they contribute to making the room look more spacious.

Add items to your shower
Having a shower can become into a spa-like experience as well. If you pick an open shower, you will create a more spacious environment in your master bathroom. Also, consider adding a steam shower for warming up during winter days and help your body detox. Additionally, you can have a rain shower head to create a warmer and relaxing experience.

Go for double sinks with plenty of storage
The double sink concept is one of the most popular options and provides a sense of space and privacy for couples, and also can help on saving time and avoid taking turns. Add enough storage and divisions in your cabinets for all the items you need to have at hand and organized.

Don’t forget about mirrors and lamps
Make the master bathroom in your custom home stand out in design, making sure of adding beautiful and large mirrors, interesting and luxurious lamps that set your homes' style. Also, consider choosing large windows that provide a pleasant and relaxing view, and that allow natural light into your Master bathroom.

Warm floors can make the difference
To maintain your bath experience as nice as possible, include heated floors and a towel warmer in your wishlist; they will turn out handy on cold winter days.

Advantages and Disadvantages of Living in Semi-Detached Homes in Calgary

At Sunset Homes, Calgary's bespoke home builder, we specialize in building detached, semi-detached and attached homes in Calgary's inner city. Our premise is to guide and educate our clients to make the pre-construction and construction processes as positive as possible. Based on the processes, we have prepared a list of pros and cons each kind of home can have so you have a better idea of the starting point in your custom home building project. This week we present you more information about semi-detached custom homes in Calgary.

Semi-detached homes
This housing option is quite common in Calgary. Semi-detached homes share a wall with one adjoining neighbour. This means that semi-detached properties are built in pairs, and usually are built as a “mirror image.” This does not have to be the case for your home, if semi-detached properties are the right fit for you, as a custom home builder, Sunset Homes will guide you through your home customization to make it unique and according to your needs, without being a mirror of your adjoined neighbor’s home.

Size options
Usually semi-detached homes are smaller than detached homes; nevertheless, semi-detached properties still offer a relatively large space and the opportunity to own your side of the land. They are considerably large among other housing types, and you can still have a big family and have enough space in this kind of home.

Pricing and maintenance
Overall, semi-detached homes are more accessible than detached homes. These properties have smaller backyards, meaning that the yard work will take less maintenance time in a semi-detached house. Also, maintenance expenses for your side are lower in comparison.

Coordinating with your neighbour
The main disadvantage of semi-detached homes can be having less privacy than with detached homes, also to embark on big renovation projects you will need to coordinate that with your neighbour. Nonetheless, if you choose to build together with a nice partner or neighbour, living in a semi-detached home could mean great privacy, and it should pose no problems for either side. Talk to your custom home builder about Insulated Concrete Forms (ICF) and consider it as an option for your home’s shared wall. ICF will reduce noise considerably, meaning that you can still enjoy your home privacy.

The main advantages that semi-detached infill homes in Calgary have to offer are that they can still be considerably large and that they are more accessible to maintain. One of the difficulties that the present is that you share with one neighbour and have to agree with your neighbour to embark on major renovations.
Advantages and Disadvantages of Living in Detached Homes in Calgary

When you are ready to custom build your dream home or as a property investment, one of the first decisions you have to make is the kind of home that is more suitable to your needs, lifestyle, and budget.

At Sunset Homes, Calgary’s bespoke home builder, we specialize in building detached, semi-detached and attached homes in Calgary’s inner city. Our premise is to guide and educate our clients to make the pre-construction and construction processes as positive as it can be. Based on this, we have prepared a list of pros and cons each kind of home may have so you can have a better idea of a starting point in your custom home building project.

Detached homes
The main features that describe a detached home are that this structure stands alone, that means that your home is not connected directly to any other home. It is usually larger and more complex than other kinds of homes, such as the semi-detached or attached, and all sides of this home can have windows or doors, therefore, there is a guarantee that you will have more natural light in your home.

Size options
Depending on the location you pick, the usual types in Calgary for a detached custom home are building a bungalow, two-story, or three-story, and most of the time they have a basement too, although this can be optional. Detached homes have surrounding spaces to add more exterior features than in other kinds of homes.

Independence and Privacy
One of the best characteristics of detached homes is that you are not sharing any walls with your neighbour. Having more privacy implies worrying less about the noise you make at home, and also incoming noise from neighbours.

More Space
In detached homes you usually get more space to add more perks, for example adding a storage shed or having a garden and you get to decide the size of your yard too. Having more space in detached properties allows you to create more storage for your possessions, and to dedicate part of your home for your hobbies.

As an investment property
Detached homes make a great investment property because there is a broader range of potential buyers and their value increases over time.

Maintenance
One of the main downfalls of detached homes is that by their larger size the maintenance cost may be higher than other kinds of homes and it can be more time-consuming. Prices could be higher too, but with custom homes, this will depend on your needs.

Not only can your master bathroom include luxury items, you can consider adding a second master bathroom for your guests, or even in a basement apartment. Including a spacious bathroom with serene décor will add value and luxury to your custom infill home. You could choose rain shower heads, and body sprayers, or even a steam shower. These rooms will add originality and variety to your custom home. Imagine having your own exercise room, home office, game room, or wine cellar.

Modern Smart Home
Home automation has become a key feature for custom luxury homes. The key check for your interior
Your HVAC (heating, ventilation and air conditioning) is the key system in your home. This system provides you with indoor air quality, and Spring and Fall are the best times to ensure it is properly functioning and ready for weather changes, being Summer and Winter. Have an expert service your HVAC and replace the filters.

Also, don’t forget little check ups such as inspecting your outside faucets for freeze damage caused by snow, get your garden hose ready and make sure it has no cracks. Plan out your spring cleaning and remember to include organizing your pantry, closets and having your carpets perfectly ready.

3 Ideas to Include to your Custom Infill Home's Super Kitchen

In modern home interior design, the kitchen has become more than a place to cook. The new Super Kitchen idea is conceived to have an open space kitchen design to serve as a multi-purpose room. The Super Kitchen is a place in which you and your family are able to entertain guests, work from home, cook, and share family time every day, and as an open space, it will be connected with your living and dining rooms. Sunset homes, Calgary's inner city builder, has prepared some ideas for you to consider when envisioning the super kitchen design for your custom dream home.

Let your kitchen space flow
You can pick an L-shaped layout with an island, this pick will provide you with sufficient space for your activities and it will give a long look to your kitchen and allow you to use the island as a breakfast bar or choose the option to include a Parsons table for eat-in dining. Depending on your preference, you can have your kitchen stove on the island to be able to interact with others while you cook.

Super kitchens need a super pantry
You can choose a walk-in pantry design or up to ceiling kitchen cabinetry. Both options will provide you with plenty of storage space, which is what you need to have everything at hand in your super kitchen. Don’t worry about high places, you can reserve these areas to store the items you use occasionally and still have them in the kitchen area. Some super pantries include built-in spaces designed for your appliances, drawers with cutting tables, and spots to place your laptop.

Little Items to Add Uniqueness
Some items can give your super kitchen a unique style, add luxurious feel and give you good vibes. For example, the lights and lamps that you chose may set a different tone. We suggest using plenty of light and adding pendant lamps over your island. Also, you can choose a neutral palette for your counters and cabinetry to create a more sobre look. Additionally, you can play with your backsplash design and showcase custom-made tiles.

5 Reasons Why Using ICF is a Better Option than Standard Cribbing

ICF (insulated concrete forms) is a construction system that consists of blocks made of expanded polystyrene (EPS) with plastic or metal bars that hold the block together. These blocks are are filled with concrete and are used as interior and exterior substrate for walls, floors, and roofs.

We build with ICF
Sunset Homes, Calgary’s bespoke home builder, prefers building with ICF as this system provides many benefits; it is cost-efficient, and it is the most environmentally friendly option. Building with ICF is becoming a handy building technique as ICF acts as an insulator, is energy efficient and water resistant.

Insulation is important
One of the key features ICF offers is internal and external insulation that eliminates energy loss. ICF structures withstand more internal vibration than regular structures and reduce temperature changes in your home. This means that you can minimize your heating and cooling costs because the temperature of your home will not fluctuate as much as standard structures and this also means that you can install smaller heating and cooling equipment.

Protecting the environment is a must
Sunset Homes is proud of being part of the Built Green program, and we seek to include building techniques that preserve our natural resources, and reduce pollution, while improving the durability of our homes. ICF construction is one of the most environmentally friendly choices.

ICF is a healthy option
Your choice on building materials is important; they may create a polluted indoor environment due to their compounds. Homes built with ICF offer a cleaner indoor environment, and ICF has been proven to be hypoallergenic.

ICF makes enduring and resilient structures
Homes built with ICF are more resistant to natural disasters such as hurricanes and floods, the last one being a very important quality in Calgary. The polystyrene foam on ICF makes it fire retardant and impact resistant. Also the steel and concrete reinforcement make the structure of your home seismic resistant as well.

All in all IoT helps us to use an internet connection to use our devices effectively and remotely.

IoT is already present in our homes and lives
Home automation is not a new concept and is developing even more. We can control the heating and lighting systems to make our homes welcome us with a warm environment. We are able to customize our security system, have smart locks installed, and be able to see who comes and goes into our homes. Some of the usual home-related activities such as audio and video system can be controlled and programmed for multiple rooms in a smart home. Nowadays construction sites can be monitored with drones and processes can be checked and updated through softwares.

Some advantages and Challenges
The main advantage that the IoT can make our lives easier and offers time saving in some activities at home, allowing us to even save money, for example in electricity when programming light systems and limiting our devices use to certain amounts of time. But in all, it will probably be even more present in our homes with many intelligent devices to help our day to day lives. The main challenge it still has to face for people to totally change into a 100% smart life is data managing and security.

5 Ideas to Maximize Space in your Custom Home

When planning and making selections for your new custom home or even for home renovations, space distribution plays a major role. Depending on your choices you can make efficient use of your space and create a sense of openness in your home. Sunset Homes, Calgary’s bespoke home builder, wants to share some ideas that will help make the most of your space.

Choose multipurpose rooms
Using fewer walls to divide your home is one of the best choices you can make to use your home space more efficiently. If you have in mind a two or three story custom home, your main floor could follow the open space concept and have your kitchen, dining room and living room all in one main area. This concept allows you to have more natural light in these areas as well as being able to keep an eye on your kids if they are in the living room while you cook.

Make your kitchen space stylish and organized
The most visited space in your home will definitely be your kitchen. You probably want your custom kitchen to look stylish and at the same time to offer you enough space to have everything you need to prep meals, and store and organize all your kitchen needs. You can opt for options like tall cabinets, big counter spaces, adding a cabinet cutout installed in a drawer, hidden spice racks, or built-in pantries.

Create the perfect atmosphere with lighting
Having different sets of lights and lamps in a room can make a big difference, also having dimmers will help you play with your custom home decor and make a room look more luxurious or open. You can learn some other tips in our blog 4 Useful Lighting Tips for your Luxury Inner City Home.

Personalize your closets
You can opt for built in, or walk in, closet space with multiple drawers and double rods. Plus special divisions for organizing your shoes and a space for laundry.

Choose an efficient laundry room
Your laundry room might be the last room you think about for maximizing space, but an organized laundry room with enough storage and drawers, can make your life easier and will help you do your laundry in a more efficient way. Allowing you to spend less time on this chore and helping you maintain and organize your home.

3 Easy Steps to Take Care of your Home during Winter
Taking care of your home translates in retaining its value, every season there are a couple of things that we can do to maintain our homes, and as winter is here to stay for a while, we have brought you a couple of useful tips to implement during these cold months:

Improve your ventilation
In these cold months, ventilating your house doesn’t have to be that difficult. If you have a ceiling fan you could choose the reverse option and this will keep your home warm (as hot air will rise) and improve air circulation. Also, remember you have your kitchen’s and bath’s fan. Use them the circulate and bring fresh air to areas of your home.

Remove your snow
It sounds obvious, but it is important to protect the concrete and wood in your house. Removing the snow, ice and traces of any product used to de-ice snow is important, this will avoid your finshes from chipping and wearing off prematurely.

Don’t forget about the outdoors
Remember to protect your beautiful furniture. Sometimes we don’t want to change our indoor decorations, or there isn’t enough space to bring your outdoor furniture inside your home, you can protect them with special plastic covers. Petroleum jelly is your best friend for protecting outdoors items, it prevents metal from rust and also protect the life of your outdoors bulbs

Positive Aspects about Fourplex Living

Fourplex living might be the best option to consider as your first home investment when you are ready to become a homeowner, if you are thinking in renting the other units or even to resell the property. Fourplex infills are an excellent way of taking advantage of space and be able to locate more families in the urban areas of the city.

These are multi-residential homes designed to be divided into four legally separated units. This means even though they are part of the same structure and on the outside they are part of the same single home. Each of the units is equipped with everything a house needs, such as a kitchen, a bathroom or more than one, so even though you are in a multi-family residence, you have privacy and don’t have common spaces unless you decide to share decks.

If you decide to make your first home investment into a fourplex, you could buy the fourplex and rent the other three units. This will allow you to cover part or all of your mortgage payment and even recover part of your investment.

3 Types of Custom Homes Found in Calgary’s Inner City

When you are finally ready to invest in your custom home, you may find yourself surrounded by many purchasing or building possibilities. Looking at all the housing options there are, one of the first decisions you need to make is the kind of place you need.

Sunset Homes is proud to be one of Calgary’s best inner city custom home builders. We specialize in Single, Semi-detached and, Attached homes. But what are the differences among all these options and how will you know what is the most suitable option for you and your family? In the end, the type of house in which you will invest, will depend on your personal needs.

Single or Detached Homes are structures that stand alone and they are not connected directly to any neighbor. They usually have big yards and are the best option to a big or numerous family. One of many qualities is the sense of privacy they offer. This housing option is the most spacious one, although it could be the most expensive and with the highest budget needed for maintenance.

Another choice would be a Semi-detached Homes, this housing option enters in the single family residence kind, although it’s still connected or attached to only one direct neighbor. That means you only share a common wall and a small yard, keeping privacy.  Semi-detached homes are larger than attached homes and are less expensive to maintain than detached homes.

Finally, Attached Homes, some of the most common attached homes are condos, triplexes, fourplexes, townhouses or apartment buildings. Technically, an attached home contains multiple housing units in it. The best quality of attached homes is that they are more affordable than any other housing kind. Also, you will be part of a community; usually utilities expenses are shared within the community, therefore this housing option is excellent for small families. On the downside, you might not have a yard or you would have to share it and you have limited space as attached homes are connected to your neighbors on each side.  This type and semi-detached homes are usually more noisy but thanks to Sunset Homes’ Building techniques the noise is virtually zero.

Do you want more information on any of these housing options? At Sunset Homes, we can guide you to select the right inner city home for you and your family. Contact Calgary’s Custom Home Builder and get more info.
